The Senior Executive / Assistant Manager in Business Development will collaborate closely with various departments, including Marketing, Product Development, and Retail Operations to align strategies and foster business growth. This role is pivotal in identifying new opportunities, managing tenant relations, overseeing promotional spaces, and ensuring smooth project execution.

Job Responsibilities:

1. Tenancy Management: Business Opportunity Identification:
   Conduct market research to identify potential malls and new business opportunities.
   Analyse market trends and competitor strategies to develop targeted business strategies.
   Prepare tailored proposals and presentations for mall management.
   Lead negotiations and manage contracts with mall management to ensure mutually beneficial terms.
   Assist in managing and monitoring the Fair Calendar, making adjustments as necessary based on available promotion space.
   Participate in site visits for new projects, liaise with mall management for approvals, negotiate renovation costs with contractors, and oversee related operational tasks.
   Secure promotion spaces at shopping complexes in alignment with the Fair Calendar.
   Execute contracts and agreements for confirmed fairs, including the fair setup concept proposal from contractors.
   Coordinate meetings with contractors, mall management, internal departments, and service providers to ensure alignment on all requirements.
   Oversee the setup and dismantling of promotional booths with relevant vendors.
   Ensure all necessary documentation for fair license applications is submitted on time and approved.
   Ensure that all fair operations and fixtures are properly allocated, including the installation of CCTV and other requirements.
2. Maintenance Oversight:
   Manage maintenance issues that cannot be resolved at the operational level or that require special attention.
3. Project Management:
   Plan, delegate, and oversee project schedules to ensure timely delivery and high-quality outcomes.
   Participate in site visits for new projects, liaise with mall management for approvals, negotiate renovation costs with contractors, and oversee related operational tasks.
   Participate in meetings with contractors and landlord representatives as required.
   Source and liaise with contractors and suppliers for material samples, evaluate quotations, and ensure compliance with product requirements.
   Ensure Bills of Quantities align with project drawings and specifications.
   Review, evaluate, negotiate, and provide recommendations on quotations submitted by contractors and suppliers.
   Identify cost trends to assist in cost reduction and process improvement initiatives.

Job Requirements:

At least Diploma or Degree holder in any field.
Proven experience in business development or a related role and experience with retail industry will be an added advantage.
Good understanding in Shopping Mall’s fit-out rules & regulations.
Able to build and maintain strong relationships with clients.
Updated market information about pricing of renovation materials.
Good communication skills and ability to converse and write English, Mandarin and Bahasa Malaysia.
Self-motivated, results-driven, and able to work independently.
