Role 1: ElectricalLow Voltage Engineer
Job Description
To assist the manager to manage the performance of the outsourced maintenance service in Electrical/Extra Low Voltage (ELV) engineering services as well as ensuring the systems are functional and serviceable at all times.
• Responsible for the Life cycle management of ELV systems (i.e. Security, Audio Video, Car Park, Intercom, Master Antenna Television, Nurse call, Master Clock, Public Address (PA), Carpark Management, Integrated Building Management system (IBMS) and Telecommunication Distribution (Direct and PABX) System) from design development, procurement, delivery, installation, testing & commissioning, operation & maintenance, upgrades and end-of-life renewal.
• To assist manager to carry out audit and monitor the standards of maintenance services standards rendered by specialist vendors and outsourced maintenance service provider. To provide support to the Head of Department and system manager in Capital nature replacements as well as Systems and Building Improvement projects. To support A&A and minor works.
Key Responsibilities and Duties
• Project Development:
- To assist the manager to review and participate ELV system site acceptance testing and commissioning activities.
- To validate ELV system performance in meeting operation, reliability, maintainability and supportability requirements.
- To support in handing and taking over the ELV system and facilities ready for user ops set up.
• Assist the manager to provide technical support for Project development undertaken by external consultants appointed.
• Oversee the performance of the outsourced maintenance service provider and specialists in the preventive & corrective maintenance, scheduling & coordination work for ELV system.
- To ensure safe practice and good maintenance standards are implemented.
- To carry out audit and monitor the performance standards of the outsourced maintenance service provider and specialists.
• To assist manager and/or to oversees outsourced maintenance service provider to prepare technical specifications and drawings for system improvements, draft cost estimates and work schedule for project execution.
• To assist manager to plan operation set up, develop processes & instructions manual, implement maintenance & support plans, configuration change management for the sustenance systems and equipment delivered.
• To support manager or Project Manager for improvement works to existing facilities such as renovation and retrofitting, replacement of system infrastructure, improvement initiatives to existing specialised systems, and upgrading of systems & equipment components.
• To support manager to provide advisory and support to the maintenance team in addressing and rectifying specialised system failures and troubleshooting. Recommend system condemnation and replacements as necessary.
• Ensure prompt service recovery for any breakdown of equipment and systems to minimize disruption to service operations.
• Perform any other duties assigned by the HOD.
Job Requirements
• Degree in Electrical or Electronic engineering or equivalent
• Minimum 3 years of experience
• Experience with design, installation, commissioning and maintenance of ELV systems and equipment.
• Experience in management of building services and facilities operations and improvement projects.
• Preferably to be familiar with basic network and communications engineering knowledge.

Role 2: Mechanical System Engineer (Manager)
Job Description
Key Responsibilities and Duties
Assist HOD to manage facility operations.
• Develop quality standards and procedures for preventive and corrective maintenance works.
• Formulate plans to improve facility operations.
• Establish incident response procedures
• Develop recommendations for service quality improvements from data analytics.
• Develop procurement plan for consumable and non-consumable items based on past purchases.
• Evaluate the services provided by third parties against contractual terms and scope of work.
• Maintain trust and rapport with users through consistency in service standards.
• Evaluate technical and progress reports and propose recommendation to Head, FM.

• Cascade Environment Sustainability measures to realise the organisation's green building strategy.
Assist HOD to manage people and organisation
• Deploy resources to support operations.
• Identify recruitment needs and areas for technical and business management training and development.
• Monitor achievement of performance metrices.
Assist HOD to drive continuous improvement
• Analyse viability of proposed continuous improvement initiatives to improve time, cost and quality.
• Implement the latest smart facilities management trends and technologies according to organisation's strategic direction.
• Conduct cost-benefit analysis on implementation of new technologies.
• Keep abreast of latest developments of Built Environment trends and technologies.

Responsible for the Life Cycle management of mechanical system, (i.e. Central Chilled Water Cooling System, Standalone AC Units, Mechanical Ventilation Systems, Heat Recovery and Hot Water System, HPVF / CDS Mechanical System) from design development, procurement, delivery, installation, testing and commissioning, operation & maintenance, upgrades and end-of-life renewal.
