Role 1: Assistant Leasing & Marketing Manager
Job Summary:
The Assistant Leasing & Marketing Manager supports the Leasing & Marketing Manager in Tenant Management, Leasing, and Marketing activities across Daiman Group's diverse property portfolio, including office towers, retail spaces, factories, land rentals, and shophouses. The role involves Tenant engagement, market research, leasing documentation, and promotional activities to maximize occupancy and revenue.
Key Responsibilities:
Leasing & Tenancy Management:
- Assist in managing Tenants, Tenancy Agreements, and rental collections.
- Conduct site visits, market research, and competitor analysis.
- Build relationships with property agents, contractors, and stakeholders.
- Identify and secure potential clients that align with the property profile to maximize occupancy and business opportunities.
- Prepare leasing proposals, conduct site viewings, and update Tenancy reports.
- Coordinate renovation, handovers, and vacant possession processes.
- Maintain leasing records and update monthly reports in MS Teams/OneDrive.
- Assist the Manager and other departments in overseeing the day-to-day operations of the properties from a leasing perspective, including liaising between the Maintenance & Security Departments and tenants on operational matters.
- Any other responsibilities to be assigned by the Property Manager and Leasing & Marketing Manager in due course as and when required.
Marketing & Promotions:
- Assist in planning and executing marketing strategies for leasing efforts.
- Manage advertising, seasonal events/decorations, signage, and tenant engagement.
- Maintain and update the Tenant Gallery and in-house signage.
- Provide excellent client service and handle Prospect/Tenant inquiries.
Role 2: Leasing & Marketing Executive
Key Responsibilities:
- Identify and secure suitable tenants through proactive sourcing and engaging discussions.
- Negotiate and finalize Tenancy Agreements and related terms with precision and professionalism.
- Maintain positive relationships with existing tenants, ensuring smooth renewal negotiations.
- Address tenant concerns promptly, fostering a harmonious landlord-tenant dynamic.
- Conduct regular premise inspections to uphold agreement terms and regulations.
- Develop and execute dynamic marketing strategies, including advertising and events.
- Analyze market trends to optimize rental rates and occupancy levels.
- Any other duties and responsibilities assigned by HOD.
Requirements:
- Degree in Business, Marketing, or Real Estate.
- Preferably 3-5 years of experience in leasing, property, or marketing roles.
- Strong negotiation, communication, and relationship-building skills.
- Proficiency in Microsoft Office, MS Teams, and OneDrive.
- Ability to multitask, work independently, and meet deadlines.
