Job description

James Andrews is proud to be working with a small Housing Association in Manchester who are seeking to appoint an Asset Manager on a permanent basis. The position is due to start immediately, with working hours of 35 hours per week. The annual salary on offer is up to £50,000 depending on experience.

The appointed candidate will be responsible for the delivery of the strategic priorities and plans for asset management, ensuring good quality services meet tenant needs whilst maintaining financial viability.

The range of duties which are covered include:

  1. Take responsibility for the development of the organisations asset management strategy
  2. Lead and co-ordinate asset management projects and acquisitions that directly support the company vision
  3. Commission all external stock condition surveys, ensuring these are completed on a continuous and ongoing basis. Once completed, undertake the necessary analysis to influence future investment decisions, ensure value for money and confirm all relevant regulatory requirements are adhered to
  4. Carry out stock condition surveys and inspections relating to property condition in order to make recommendations as to necessary improvements to properties, including managing processes in relation to requests for aids and adaptations
  5. Update and maintain stock condition information following the completion of all internal stock condition surveys. Use the gained information to assess completed works or revision of lifecycles to inform accurate budget assumptions
  6. Use information gained through inspections and surveys to highlight and present investment opportunities to the senior management team as part of the organisations growth strategy
  7. Lead on the tendering and procurement of services relating to asset management, digital switchover and future proofing projects, identifying gaps in services and developing new ideas and opportunities to enhance activities
  8. Be the company expert on Retrofit and general energy efficiency within all properties
  9. Undertake contractor appraisals for quality assurance and value for money purposes
  10. Be responsible for the annual budget management in relevant areas including stock condition and acquisitions. This includes the exploration and presentation of external funding sources options, particularly focussed on Retrofit
  11. Build & maintain strong working relationships with relevant contractors, architects & other Housing Associations focussing specifically on those who can provide expertise & advice with regards to stock condition and acquisitions

Experience and skills required:

  1. Must hold a professional membership of a relevant construction industry body (RICS or CIOB) or considerable relevant experience
  2. Must have technical knowledge around building construction methods & materials
  3. Experience of undertaking stock condition surveys, ensuring all legislative and regulatory requirement are considered
  4. Strong track record in delivering effective asset planning and contract management
  5. Must have a car or be able to travel to properties within Manchester
