Job Purpose:
Planning and conception of structural engineering projects, including preparation of basic planning, further development of planning standards & detailed solutions, and development of decision papers for project planning.
Support to develop and administer construction management plans and processes to deliver real estate construction solutions for new build, refurbishment, and re-construction projects in line with business strategy and objectives, corporate guidelines, and policies.
Deliver minor and medium construction projects within DHL existing or new facilities: overseeing the construction of point of sales (high volume projects), offices, industrial buildings, and/or workplace interiors, ensuring that the buildings are designed and installed in accordance with all applicable codes and standards, including DHL standards. Ensure the project delivery on time and within budget.
Your Tasks:
- Responsible for delivering minor and medium size construction projects (e.g., refurbishments, expansion, high volume projects, such as point of sales, within existing or new DHL facilities).
- Knowledge to support drawings development, specifications, and cost estimates for construction services in projects.
- Continuously review the contractor’s construction activities and schedule during the progress of site works and report to the BU.
- Follow up and oversee the construction works for the new buildings or renovations, including HVAC, special installations, plumbing, and electrical.
- Prepare contract documents and review project specifications: RFP (Request for Proposal).
- Lead construction projects tender: drafting requisitions, conducting technical evaluations of bids, etc.
- Provide expert construction knowledge.
- Lead on construction activities.
- Knowledge to review construction designs for conformance to current Mexico design criteria, country, and local regulation, such as sustainability initiatives.
- Monitor quality criteria, project status, cost, issue resolution, and risk mitigation of projects.
- Demonstrate financial control: high skills of communication and financial strategies for the project.
- Liaise with business colleagues including business development, solutions design teams, operations, and finance teams to ensure solution aligns with business requirements.
- Assess real estate options and viability in order to determine commercial opportunities.
- Provide thorough market information to support real estate options.
- Negotiate best outcome for transactions and present opportunities to business colleagues in standardized format to allow for comparison.
- Manage projects from sourcing to handover, working with teams from Construction and Facilities Management, as required.
- Work with stakeholders to finalize transactions including Legal, Risk, Procurement.
- Support administration of construction management plans and processes to ensure delivery of construction solutions and projects.
- Provide analytics for the underwriting and BCA approval process, including financial modelling for developers.
- Support the construction-related documentation and preparation of approval papers.
- Verify project requirements/specifications and create requests for proposals.
- Oversee contractor activities to ensure delivery against desired specifications, timelines, and budgets.
- Support financial controlling and budgeting under RES regional head/ RES global controlling.
- Support land expert in preparing documentation, performing due diligence analyses, and executing administrative tasks for land acquisition.
- Share potential leads through portfolio refresh and other project-related tasks such as consolidating data required for BCA, interfacing with BU functions, etc. to support RES BD.
- Report analysis/deliverables to RES team within timelines and as per quality standards.
- Ensure compliance with contract documents & quality expectations.
- Prepare initial cost estimates for facilities planning projects.
- Design and plan efficient utilization of space and facilities.
- Plan and oversee construction, re-modelling, renovation, and facilities improvement projects involving space allocation and/or changes.
- Examine facilities and evaluate requirements for elements such as heating, ventilation & air-conditioning (HVAC), lighting, size, condition, and suitability for occupancy.
- Plan, coordinate, and implement furniture, equipment, etc. layout and moves.
- Identify and resolve recurring issues, and suggest modifications for construction management focusing on increasing effectiveness and efficiency.
- May provide functional guidance, advice, or training to less experienced positions.
Your Profile:
- Bachelor’s Degree or equivalent experience/qualification (Engineering: Civil, Industrial; Architecture).
- English: intermediate level.
- Software: AutoCAD, Microsoft Office Suite, BIM, Power BI.
- 3-5 years of experience in building & development design.
- Experience with medium size construction projects.
- Experience in retail projects (high volume).
- Managing 5 or more projects at the same time in different stages and possibly countries.
