Job Purpose:

The Expansion Supervisor will be responsible for participating in one of the business's most ambitious projects. Their participation is crucial to achieving the expansion objectives throughout 2025.

Prior knowledge of technical and administrative skills is required for this position, such as searching for premises, evaluating legal documentation for contracts, urgent follow-up on contracting of store services from installation to first payment (CFE and water), knowledge of operating licenses, advertisements, remodeling and/or construction of buildings, proactive follow-up with on-site managers, evaluating suppliers, site visits, technical monitoring of works and progress, knowledge of reading drawings, installations and construction materials, construction processes, communicating progress with area management, deliveries as well as attention to guarantees, using guarantee if necessary.

It is essential to demonstrate excellent communication skills, risk assessment, organization, and planning. You are expected to have great collaborative work skills, drive to work in a team, and a proactive attitude since your knowledge of managing time, resources, and internal and/or external work teams will be of the utmost importance in achieving the set objectives.

Your Tasks:

• Administer and support development of plans and processes to maximize the value of the CRE portfolio.
• Provide input towards portfolio planning to provide the best mix of properties in line with business strategy and objectives, corporate guidelines and policies, in addition to gathering market intelligence.
• Develop real estate scenarios via financial analysis and align with BU financial reporting requirements and goals.
• Proficient with financial modelling, market and industry research in real estate assets.
• Perform research and have a good understanding of local real estate markets.
• Monitor and manage real estate budget for development projects.
• Document and record standard processes and ensure all internal transaction reporting is complete.
• Manage data quality in REM and other CRE Commercial tools.
• Execute plans and transactions to maximize the value of the CRE portfolio.
• Liaise with business colleagues including business development, solutions design teams, operations, and finance teams to ensure solutions align with business requirements.
• Assess real estate options and viability in order to determine commercial opportunities.
• Negotiate best outcome for transactions and present opportunities to business colleagues in standardized format to allow for comparison.
• Manage projects from sourcing to handover working with teams from Construction and Facilities Management, as required.
• Work with stakeholders to finalize transactions including Legal, Risk, and Procurement.
• Liaise with clients to identify and define project requirements, scope, and objectives.
• Generate presentations with comparisons (financial, locations, times).
• Support suppliers and/or landlords in signing service and/or leasing contracts.
• General knowledge in service renewal processes (Water, Electricity, Drainage).
• Evaluate, select, and schedule repair projects.
• Monitor tools and spending to stay on budget.
• Payment Order Tracking/evaluating costs of all construction contractor supplies.
• Communicate with all the Real Estate Stakeholders about project status.
• Follow the construction manual’s standard plans and guidelines for all projects.
• Search for commercial premises according to the requirements of the business unit.
• Review and analyze documents related to the leasing of premises.
• Negotiate leasing costs and commercial conditions.
• Negotiate clauses for lease contracts.

Your Profile:

• Relevant University Degree e.g., in Engineering, Architecture, Law, Business, Administration, or Real Estate related field.
• 2 years of relevant Commercial / Corporate Real Estate Experience.
• 2 years of experience in expansion projects.
