Description:
The Maintenance Manager is responsible for overseeing the maintenance operations of our Parking sites, ensuring that all equipment is properly maintained to optimize performance, safety, and efficiency. This role includes managing a team of maintenance staff, coordinating preventive and corrective maintenance activities, and ensuring compliance with industry regulations and company policies.

Key Responsibilities
Maintenance Management:
- Oversee day-to-day operations of the maintenance department, ensuring smooth functioning of all equipment.
- Develop and implement maintenance schedules for routine inspections and repairs.
- Coordinate preventive maintenance (PM) tasks to minimize downtime and extend the lifespan of equipment.
- Troubleshoot and resolve maintenance equipment breakdowns and malfunctions promptly.
Team Leadership:
- Supervise, train, and mentor a team of maintenance staff.
- Assign tasks based on skill levels and workload distribution.
- Evaluate team performance, provide feedback, and address any issues regarding work quality or safety practices.
Budget and Resource Management:
- Prepare and manage the maintenance department budget, ensuring cost-effective use of resources.
- Procure maintenance supplies, parts, and tools, and ensure inventory levels are maintained.
- Evaluate vendor contracts, manage relationships with external contractors, and ensure timely delivery of services.
Compliance and Safety:
- Ensure all maintenance activities are compliant with safety regulations, environmental laws, and company standards.
- Conduct regular safety inspections and audits to identify potential hazards and implement corrective actions.
- Promote a culture of safety within the maintenance team by adhering to safety protocols and providing safety training.
Documentation and Reporting:
- Maintain detailed records of maintenance activities, including repairs, inspections, and parts usage.
- Generate reports on equipment performance, maintenance costs, and downtime for management review.
- Track and report key performance indicators (KPIs) related to maintenance operations.
Continuous Improvement:
- Analyze maintenance processes and identify areas for improvement to enhance operational efficiency.
- Implement best practices, new technologies, or automation solutions to improve maintenance workflows and reduce downtime.
- Lead initiatives to optimize the reliability of equipment and systems.
Skills, Knowledge and Expertise
- Facility Management, Property Management experience or a related field (preferred).
- Proven experience in maintenance management or a similar role (typically 5+ years).
- Construction experience is an asset.
- Experience working in a Union environment a plus.
- Strong leadership and team management skills.
- In-depth knowledge of work order process and equipment maintenance procedures.
- Strong troubleshooting, problem-solving, and diagnostic skills.
- Excellent communication and interpersonal skills.
- Knowledge of safety regulations, environmental compliance, and industry standards.
- Valid Driver License
PHYSICAL DEMANDS:
- Occasionally position self in order to perform maintenance and repair tasks by bending or stooping.
- Perform maintenance tasks by occasionally climbing and reaching.
- Occasionally lift and carry maintenance equipment and machinery, up to 50 lbs.
WORKING CONDITIONS:
Work is performed primarily indoors and it may include outdoors for extended periods of time. Employees are subject to environmental conditions including extreme heat and cold weather.
