Position Description: To secure new premises for the Group in line with the Group's strategic plan and negotiate extended tenure on existing premises, ensuring the best cost of occupation in all premises in the most suitable locations and in configurations on the most favorable terms.
Key Objectives:
Trading company’s strategic sites to be actively pursued.
Develop and maintain great relationships with Landlords and property agents.
Deliver space and create strategic value in the property arena for the divisions and brands.
Align property development strategy to industry norms and best practices to retain the Group's competitive advantage within its property portfolio.
Required Outputs:
Understand, co-create and add value to and action trading division location strategies.
Present and interact with trading companies and Group store development at Estates meetings and outside of them regarding sites, renewals, and co-dependencies.
Review store trading densities on an ongoing basis to identify opportunities to reduce or enlarge a store.
Review lease agreements and identify opportunities to re-negotiate more favorable lease and rental terms.
Dispose of excess Group space on the best terms possible by either handing back or subletting premises.
Analyze and understand locations and performance of stores in the northern region, including new stores.
Stakeholder Relationship Building, Networking, and Management.
Knowledge of geographic areas and locations. Conduct research to establish the market potential and viability of proposed projects.
Develop good relationships with landlords and ensure TFG is top of mind.
Present TFG brand strategies to Landlords.
Firm but fair negotiations regarding rentals and escalations.
Maintain industry knowledge. Monitor progress of shopping center development and report on any deviations of the agreed parameters, and take corrective action.
Minimum Requirements:
3/4 year degree/honours degree in business, marketing, or property studies/valuations.
Proficient in Excel, Word, and PowerPoint.
8 years’ experience in middle/senior management in business, marketing, retail, or retail property industry.
