JOB SUMMARY

The Real Estate Portfolio Manager is responsible for managing a diverse portfolio of real estate assets to ensure optimal operation, robust financial performance, and strategic expansion. This involves leading a team of property managers, liaising with multiple stakeholders, and strategising for the enhancement of the portfolio’s value and returns.

DESCRIPTION OF RESPONSIBILITIES (not limited to)

  • Portfolio Oversight:
  • Oversee the management and operational integrity of a diverse portfolio of real estate properties.
  • Ensure properties are maintained to high standards and are compliant with all relevant regulations.
  • Property Acquisitions Operations & Ops Management:
  • Identify and evaluate potential property acquisitions aligned with strategic investment goals.
  • Execute property acquisitions, including due diligence, negotiation, and deal closure.
  • Develop and implement strategies to increase rent and non-Gross Leasable Area (GLA) income, minimize operating costs, and maximize property profitability.
  • Property Adoption:
  • Coordinate the transfer and handover processes between owners and internal departments.
  • Maintain continuity of property management and operations.
  • Expense Optimisation:
  • Maximise rental income through effective tenant management including placement, retention, and eviction processes.
  • Efficiently manage and recover costs to enhance financial performance.
  • Team Leadership:
  • Lead and mentor a team of property managers to foster professional growth and high performance.
  • Provide training and support to enhance skills and professional development.
  • Compliance & Reporting:
  • Ensure compliance with local zoning laws, regulations, and industry standards.
  • Maintain ethical practices and corporate governance standards.
  • Prepare and present detailed reports on portfolio performance, financial metrics, and operational KPIs to stakeholders and management.
  • Strategic planning & risk management:
  • Formulate and implement long-term strategies for property acquisition, disposition, and redevelopment.
  • Align property management strategies with business objectives.
  • Proactively identify and mitigate risks related to property operations and market dynamics.
  • Continuous Improvement:
  • Lead initiatives to optimize processes, adopt technology solutions, and apply best practices to improve operational efficiency and effectiveness.

REQUIREMENTS

  • A bachelor’s degree in real estate, Business Administration, Finance, Economics, or a related field is essential.
  • A minimum of 5-7 years of experience in real estate management or a related field is required, including hands-on experience with property management, acquisitions, and strategic planning.
  • Must have own reliable transport to get to work and travel for work purposes.
  • Must reside in Pretoria area.
