The Building Project Manager functions to manage the implementation of property development and renovation projects, ensuring control of the time, cost, and quality of projects. This includes provision of acquisition advice, pre-construction delivery, financial responsibility, and monitoring of compliance issues.
Key Responsibilities
Acquisition Advisory Support
Provide advice in relation to acquisitions and prepare feasibility, risk evaluation, and due diligence assessments for the development of new projects and extract a product offering in line with Inospace needs to be presented to stakeholders.
Quantity Surveying and Estimating accurately and thoroughly (Bill of Quantities) and providing cost estimates for a proposed project.
Collaboration with the sales and operational teams in order to understand market requirements and enable sales.
Pre-construction delivery
Ensure a thorough understanding of Inospace products and their specifications.
Collaboration with the Inospace Brand Architect and Marketing teams to ensure consistency and enhancement of the Inospace brand within installations and renovations.
Liaison and coordination with architects and other relevant service providers in the design stage, including planning, documentation, and ‘chop-ups’.
Process and manage building development plans via City Bylaws.
Managing the tender processes as relates to contractors and suppliers, based on approved BOQs and budgets, using suitable formal instruments of engagement/contracts.
Implementation and Site Management
Appointment and management of suppliers and contractors, ensuring delivery in line with BOQs, budgets, time schedule, and design briefs.
Hands-on supervising, monitoring, controlling, and responsibility of construction and installations, involving regular site visits and quality control in line with Inospace grading standards.
Effectively use project management software to manage materials, status, and budget.
Facilitation of client installation requests around new building developments.
Progressively identify, manage, mitigate and report project risks and unforeseen issues in the building.
Regular and timely reporting and updating of documents regarding project deliveries, inclusive of the necessary meeting attendance with both internal and external stakeholders.
Meeting with stakeholders on close of site and reporting on lessons learnt to ensure improvements in costs, time, and quality of future projects.
Post-implementation support, including updating of sites as needed in line with brand strategy (site checks), assistance with bigger maintenance requirements, advisory support to PMs, and assistance with quality control checks.
Compliance
Assist in the development and documentation of internal policies, practices, procedures, delivery guidelines, and design standard documents as relates to developments.
Remain updated on relevant design, development, construction, and compliance standards.
Organise building project approvals with external/responsible authorities and ensure compliance of building projects with SA regulatory requirements.
Ensure that contractors are complying with regulatory issues and management of compliance certificates.
Finance and Budgets
Monitor and manage building implementations to ensure spends are within budget and proactively drive the budget process to ensure cost efficiency.
Prepare, monitor, record, and report on all project budget elements.
Manage purchases and contracts.
Liaison with finance team to manage payments to building contractors and maintenance teams.
Prepare budget data for development proposals for funding.
Supplier and Contractor Relations
Maintaining excellent relationships with third-party suppliers and contractors.
Establishing and negotiating contracts and maintenance agreements with major providers/suppliers to reach profitable outcomes.
Requirements
Must be a South African Citizen.
Must have a Driver's license and be prepared to travel between building sites.
Previous experience dealing with on-site contractors, project timelines, and renovations.
