Job description

To lead and manage the bank's real estate assets, facilities, and physical infrastructure across Head Office, Regional Offices, and Branches.

Ensuring that properties are managed efficiently, comply with all regulations, and meet cost and profitability goals. Responsible for leading a team, building strong relationships with clients, vendors, and tenants, while continuously improving the standard of service delivery.

Develop, obtain approval for, and implement the Bank's property strategy to ensure the correct outcome for the organisation in terms of optimum spend levels, optimised lease and property conditions, optimised space in terms of commercial needs, employee value proposition, customer engagement, and stakeholder management.

Minimum Qualifications:

  1. Bachelor's degree or Postgraduate degree in Property Management / Real Estate / Business Administration / or related qualification
  2. Certifications: Certified Property Manager (CPM), Facilities Management Professional (FMP)
  3. Minimum 10+ years of experience in property management with at least 5+ years in a management role and proven experience in managing a large portfolio of properties in the commercial sectors.

Experience in banking or financial services will be an advantage. In-depth expertise in all legal aspects related to property management as well as lease and sale contracting. In-depth understanding of industry-specific regulations, zoning laws, environmental standards, health and safety regulations applicable to the banking industry. Ability to align real estate decisions with the bank's long-term goals and strategies. Skilled in developing property management strategies to support business expansion, operational efficiency, and cost optimisation. Ability to analyse real estate ROI, lease negotiations, and portfolio performance to ensure optimal financial outcomes. Proficiency in facilities and asset management to maintain property standards, functionality, and efficiency. Implementing systems to monitor building performance, maintenance schedules, and energy efficiency initiatives.

Role Responsibilities:

  1. Strategic Planning
    • Develop the Bank's short-term and long-term real estate strategies based on business objectives, market trends, employee value proposition, and customer needs, including the targeted blend of owned vs. leased properties.
    • Align property acquisitions, dispositions, or consolidations with strategic goals like market expansion or operational streamlining.
    • Collaborate with senior leadership to identify how real estate assets support the bank's overall goals (e.g., market expansion, cost efficiency, or enhanced customer experience).
    • Determine current and future space needs based on employee growth, branch footprint, and technological advancements.
    • Evaluate the bank's existing real estate portfolio, including properties' locations, conditions, leases, and financial performance.
    • Identify budget priorities for acquisitions, renovations, and maintenance.
    • Oversee the bank's portfolio of real estate assets, including branches, office buildings, data centers, and other properties.
    • Ensure properties are well-maintained, adhering to safety, health, and compliance regulations and ensuring that properties continue to meet staff, customer, stakeholder, and business needs optimally.
    • Optimize the performance and value of each property in the portfolio.
    • Evaluating how effectively space is being used across the portfolio (e.g., office space, branches, data centers).
    • Ensuring lease compliance and identifying opportunities for cost savings through favourable terms.
  2. Financial Management
    • Create detailed budgets for property acquisitions, leases, maintenance, renovations, utilities, and facility management in line with the agreed strategy.
    • Develop multiple budget scenarios to account for potential risks or opportunities (e.g., expansion, downsizing).
    • Manage property budgets, forecasts, and financial reports, ensuring profitability and operational efficiency.
    • Oversee rental costs, cost controls, and expense management, ensuring adherence to budgetary limits.
    • Propose the allocation of funds for long-term investments such as new property purchases, renovations, or major infrastructure upgrades.
    • Monitor expenditures to achieve cost efficiency.
  3. Vendor Management
    • Source, negotiate, and manage third-party vendors and service providers, ensuring high standards and cost-effectiveness.
    • Evaluate potential vendors based on the Bank's policy for preferential procurement, experience, certifications, and compliance with industry standards.
  4. Regulatory Compliance & Risk Management
    • Ensure all properties and property activities comply with South African property, health, and safety regulations, including POPIA (Protection of Personal Information Act) compliance and any other regulations or legislation that may be relevant.
    • Conduct risk assessments and implement risk management strategies to protect assets and the Bank.
    • Ensure the timely renewal of necessary licenses, permits, and insurance policies.
  5. Market Research & Innovation
    • Conduct market research to understand trends and demands within the South African property market.
    • Identify and implement innovative property management practices, technology, and sustainability initiatives.
    • Analyse competitors and emerging industry trends to stay ahead of market developments.
  6. Governance & Risk
    • Ensure a comprehensive risk plan, register and approach for all property related matters including disaster recovery and business continuity management.
    • Ensure % of key Partners are compliant with procurement policy & standards as well as all relevant legislations and regulations.
    • Ensure all key systems have an effective EMS Plan in place.
  7. Creating a Secure African Bank
    • Plan for renewable energy adoption, efficient HVAC systems, and waste reduction measures.
    • Align with regulatory and corporate ESG targets to enhance the bank's reputation and sustainability metrics.
    • Green Energy - Implement Solar & Water strategy.
