Job description

An international industry leader within the civil construction sector, with projects based in Limpopo, is recruiting for an experienced and skilled Contract Director.

Experience: The successful incumbent must have a minimum of fifteen years of relevant experience in construction project management, with a proven track record of successfully delivering projects on time and within budget.

Formal qualifications: A bachelor's degree in engineering (civil or structural), construction management, building studies, quantity surveying, or a related field is preferred. A post-graduate degree in a related field will be advantageous.

High proficiency in Microsoft Projects is required.

A valid driving license (code 08) is necessary.

Registration with SACPCMP as PrCM or ECSA as PrEng / PrTechEng will be advantageous.

Own transport is required.

The successful incumbent must be willing and able to travel between different site locations.

Responsibilities:

The Contracts Director will be responsible for:

  1. Planning and managing the tender preparation for clients and commercial bids to help bring in new business.
  2. Preparing for the development and presentation of project proposals.
  3. Managing plans, estimating budgets and timescales.
  4. Managing construction schedules and budgets.
  5. Handling any unexpected costs and unforeseen circumstances.
  6. Organising and arranging the human capital needed to provide labour to the client.
  7. Managing multiple concurrent projects.
  8. Managing resources regarding work schedules.
  9. Client relations and liaison.
  10. Negotiating contracts, monitoring subcontractors, and communicating with employees and clients.
  11. Overseeing and resolving disputes and process changes.
  12. Meeting with clients and all relevant stakeholders to ensure client satisfaction and to reach agreement regarding budgets and timescales.
  13. Discussing, drafting, reviewing, and negotiating the terms of business contracts.
  14. Attending site meetings to monitor progress and communicating with subcontractors.
  15. Conducting site visits on multiple sites.
  16. Handling and managing client expectations.
  17. Acting as the main point of contact for clients, site, and project managers.
  18. Working with third parties to ensure that everyone understands their roles and responsibilities.
  19. Liaising with technical and financial staff, sub-contractors, legal teams, and the client's own representatives.
  20. Building and maintaining good relationships with clients and suppliers.
  21. Liaising with external stakeholders to document all activities and making presentations to clients and suppliers.
  22. Quality and legislation compliance.
  23. Making sure construction projects meet agreed technical and legislative standards.
  24. Implementing various policies and guidelines.
  25. Overseeing invoicing upon satisfactory project completion.
  26. Ensuring that all contracts are accurate and relevant documentation is correct and updated when necessary.
  27. Identifying ways to increase efficiency and improve productivity.
  28. Ensuring health, safety, and environmental legislation and regulation compliance.

Inherent requirements for the position:

  1. Strong knowledge of construction methodologies, building codes, and safety regulations in the South African context.
  2. Working knowledge and experience with legal documentation.
  3. Excellent project management skills, including effective planning, organising, and prioritising tasks.
  4. Proficiency in reading and interpreting technical documents, including drawings and specifications.
  5. Strong leadership and communication skills to manage project teams and stakeholders.
  6. Business management skills.
  7. Excellent communication (verbal, written, and technical) skills.
  8. Excellent problem-solving skills.
  9. Proficiency in construction management software, project scheduling tools, and cost estimation software.
  10. Analytical thinking.
  11. Knowledge of project management software.
  12. Strong focus on compliance and regulatory aspects.
  13. Understanding of contractual conditions and relevant industry regulations.
  14. Excellent attention to detail.
  15. Familiarity with sustainable construction practices.
  16. Excellent reporting skills.
  17. Familiarity with FIDIC forms of contract.
