Archerus Recruitment has been retained by one of Ireland’s most respected residential developers and contractors, is seeking an accomplished Commercial Director to lead our commercial team and drive performance across our portfolio of design-and-build and turnkey projects.

This opportunity is ideal for a Commercial Director or Senior Commercial Manager with experience in property development, design management, bank feasibilities, and full-spectrum commercial operations—from land acquisition to project close-out.

Key Responsibilities

1. Provide strategic commercial leadership across all projects
2. Oversee the company’s procurement strategy, ensuring delivery within budget and deadlines
3. Lead and manage the risk and contract management functions, especially with subcontractors
4. Ensure high standards of contract administration across all live and upcoming projects
5. Direct and develop the commercial and QS team, ensuring clarity of roles, strong performance, and growth
6. Produce and oversee robust monthly cost reports, forecasts, and performance reviews
7. Guide the commercial function through all project phases—from pre-acquisition feasibilities and bank funding reports to final account
8. Drive design management and value engineering, aligning project scope with financial objectives
9. Ensure effective cost planning, budgeting, and commercial controls
10. Provide executive-level reporting and support strategic business decisions
11. Ensure all commercial functions of the business operate with high levels of accuracy, accountability, and efficiency

What We’re Looking For

1. 10+ years’ experience in a senior commercial leadership role within property development, turnkey construction, or design & build
2. Proven ability to lead and manage teams of Quantity Surveyors and procurement professionals
3. Track record of delivering full-cycle commercial management on major residential or mixed-use projects
4. Solid experience with feasibility studies, funding reports, lender engagement, and bank pack preparation
5. Strong contract administration background (preferably under FIDIC, NEC, or equivalent)
6. Deep understanding of design management, procurement, risk, and value engineering
7. Ability to work at both strategic and operational levels
8. Degree-qualified in Quantity Surveying, Construction Economics, or related discipline
9. Excellent communicator and mentor with strong leadership capabilities
10. Willingness to relocate to Ireland and join a high-performance team
