Our client, an established Facilities Management company is looking for a Senior Project Manager for APAC region.
Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy, and closeout.
To lead in project management, taking responsibility for end-to-end service delivery.
To act as the key, day to day client interface, ensuring that client objectives are met and that projects are delivered to time and cost targets and the appropriate quality standards.
Demonstrates capability to read, understand and apply standard documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
Interfaces directly with clients to define project requirements, including time, cost, technical and performance parameters. Prepares project execution plans, scope of work, project delivery resource requirements, cost estimate & budget, recommendation reports, work plan schedule/program and milestones, quality control, and risk identification.
Work with the client teams to integrate commercial activities.
Support management of budget and spend profiles continually identifying ways to improve cost performance.
Work closely with Project Management Team and Facility Management Team to develop procurement strategy and methodologies for Projects and identify opportunities for volumetric discounts or other cost savings.
Knowledge of and ability to plan for and the ongoing management of quality, safety, health and environment issues.
Identifies project delivery resources from pre-qualified lists; conducts request for proposals; completes bid analysis in conjunction with the team. Recommends resources to clients.
Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings.
Implements project documentation governance aligned with company and client requirements.
Ensures project data integrity and documentation is accurate, timely and coordinated.
Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.
Implements change management routines to assess change requests, make recommendations (including payment recommendations), secure client approvals, and issue change orders.
Assesses change requests to determine impacts to scope, budget, schedule, quality and risk with management support.
Implements risk management routines, identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.
Bachelor's degree (BA/BS/BEng/BArch) from College or University and/or equivalent related experience.
Minimum 5 years of experience.
PMP, RICS and LEED AP preferred.
Knowledge of local real estate/ construction industry practice and authorities’ code and permitting requirements preferred.
Basic knowledge in the use of Autocad.
