We are looking for a Senior Portfolio Analyst to join us!
Key Responsibilities
- Report Writing/ Presentation: Assist in the preparation of Quarterly Reports, Capital Statements, Investors Briefing Presentations, Board Papers and other internal and external reports and presentations.
- Portfolio modelling: Maintaining rent rolls for properties in the portfolio, inputting and reviewing outputs from property modelling software.
- Financial modelling: Maintain, run, enhance and develop detailed financial models for existing assets, development projects and provide financial analyses for same. Responsible for the integrity of the models and accuracy of all outputs. Opportunity to assist with potential investments.
- Capital and Debt Management: Assist in forecasting debt and equity requirements, provide support to Treasury in debt refinancing and project structuring (tax and accounting).
- Industry review: Liaising with research teams, assisting with industry reviews to keep abreast of relevant industry news / implications and preparing market commentary for reporting purposes / ad hoc queries. As required, assist with asset class research to identify relevant trends and opportunities.
- Capital calls / returns: Assisting in equity calls, distributions and fund flows.
- Investor Communications: Assist in providing accurate information for all investor communications and queries.
- Valuation: Facilitate annual portfolio valuation.
- Budgeting: Work with asset manager and property manager to prepare property level budgets and forecasts.
- Leasing: Provide support to asset manager and finance team including computing (i) property tax recharges to tenants; (ii) stamp duty for leases; (iii) business interruption insured sum; (iv) lease commissions and ensuring accurate data input in the Yardi leasing system.
Essential Requirements For This Role
- An understanding of investment analyses, in particular real estate investment with 3-5 years in real estate modelling and familiarity with property modelling software.
- Understanding of both capital and property markets is highly desirable. Experience in the retail and commercial development is an advantage.
