POSITION OVERVIEW

The Regional Director of Residences for Asia will lead the strategic direction, sales, and legal structuring of luxury branded residential projects for Aman and Janu in the region. The role involves overseeing sales and marketing efforts, negotiating and managing real estate transactions, and ensuring compliance with local legal and regulatory frameworks, especially in Singapore. Acting as a brand ambassador, the Director will foster relationships with high-net-worth clients, partners, and legal professionals while maintaining high standards of legal risk management and regulatory compliance to drive profitability and growth across branded residential developments.


RESPONSIBILITIES

Sales and Client Engagement:

  • Providing collaboration and strategic direction to development partners and internal teams on all aspects leading to the successful execution of an Aman and Janu branded Residential projects.
  • Leading the sales and marketing process of an Aman and Janu branded Residential projects.
  • Developing strategic sales and marketing initiatives to increase customer acquisitions for Aman and Janu branded Residences.

Brand Representation:

  • Acting as a brand ambassador, fostering relationships with current owners/members as well as potential buyers or club members.
  • Promoting product awareness through attending events, seminars, and showcases.

Legal Expertise and Deal Negotiation:

  • Providing strategic guidance on the structuring and execution of real estate deals, ensuring compliance with legal and regulatory requirements.
  • Articulating and negotiating legal concepts in real estate transactions, including purchase agreements, lease agreements, and other contracts relevant to luxury residential development.
  • Collaborating with internal legal teams and external counsel to ensure alignment with Singapore’s local laws, particularly in real estate, property ownership, and tax regulations.
  • Managing risk and ensuring all deals are structured with strong legal foundations, protecting the company’s interests.

Contract Management and Compliance:

  • Supporting the drafting, review, and negotiation of key contractual agreements with clients, agents, and vendors.
  • Ensuring all residential development projects meet regulatory requirements, including zoning laws, land use regulations, and property rights, in collaboration with legal experts.
  • Advising senior leadership on legal issues related to property development, sales, and membership agreements, with a focus on risk mitigation and regulatory compliance.

Networking and Business Development:

  • Maintaining a cohesive list of industry professionals, businesses, and groups who can introduce potential buyers and/or members, including legal advisors, PR firms, luxury brands, and concierge services.
  • Following and contributing to a comprehensive sales and marketing plan to meet revenue targets, including participation in negotiations and deal-making to maximize profitability.
  • Developing a legal strategy for new residential developments, ensuring marketability and compliance with local laws and contractual agreements.

Additional Responsibilities:

  • Keeping abreast of legal changes in property development regulations and adapting strategies accordingly.
  • Other duties as assigned, related to the growth of the business and legal integrity of projects.

QUALIFICATIONS

ESSENTIAL EXPERIENCE/SKILLS:

  • Minimum ten years of experience in high-end luxury residential or real estate development with exposure to legal and regulatory aspects of real estate deals.
  • Demonstrated expertise in contract law, negotiating complex agreements, and understanding local legal frameworks, specifically in Singapore.
  • In-depth knowledge of Singapore’s property laws, including zoning, land acquisition, taxation, and compliance with housing regulations.
  • Strong track record of sales success and profit focus, with an emphasis on legally sound deal structures.
  • Experience in branded residential sectors or high-net-worth individual (HNWI) services, with a focus on navigating legal risks.
  • Exceptional client and customer service skills, with the ability to work with HNW clientele and provide legally sound advice.
  • Fluent in spoken and written English; additional languages, particularly Japanese or Mandarin, would be advantageous.
  • Strong interpersonal, organizational, and communication skills, with a legal background providing a high level of negotiation and analytical ability.

DESIRABLE EXPERIENCE/SKILLS:

  • An existing network of legal professionals, HNW clients, and intermediaries who can provide insights into market trends and legal landscapes.
  • Experience in hosting events and handling legally sensitive client-facing discussions, particularly in real estate.
  • Understanding of interior design contracts and vendor management.
  • Knowledge of digital sales and marketing and how these align with legal considerations in real estate.
