As a Regional Design and Construction Manager, Vice President in Global Real Estate, you are a proactive, value-add stakeholder and contributor to the Global D&C Team agenda and objectives. You keep up to date with emerging trends and insights regarding workplace strategy, design, and best practices, including sustainability and green building best practices. You deliver a workplace environment that is safe, improves efficiency & productivity, and enhances staff attraction and retention. You manage incoming and outgoing drawings of the contracted third-party vendors and product suppliers, review test-fits, plans, and construction documents, pricing, and contribute to the successful implementation of alternative design strategies.
Job responsibilities:
- Support the D&C project manager(s) in quality control, designer coordination, etc., as required by the project management team.
- Support the development of migration and phasing plans, stack and block plans, test-fits, and collection and analysis of data related to user requirements.
- Support Global Design head and Regional Design Manager to develop, in conjunction with external experts and internal stakeholders, key workplace design principles and guidelines.
- Support maintenance and publishing of design, materials/finishes, furniture, accessibility guidelines/policies.
- Work with regional management and global design to reflect appropriately valid regional or country practices, regulations.
- Lead the design process in partnership with Regional D&C project management for all APAC projects to achieve the JPM workplace mission and guidelines, commercial objectives, technical & functional requirements, on time and within budget.
- Provide design support and guidance to project management by interfacing with the external design team and specialist consultants (acoustic, lighting, kitchen, etc.) to address and communicate design-related issues.
- Understand the LOB business model and function to ensure design and planning align with business objectives.
- Support the Regional GRE Management in Stakeholders and Management presentations, engagements.
- Evaluate on a regular basis current and proposed workplace strategies, coordinating with internal partners to ensure that workplace solutions address changing business demands and align with workplace design and guidelines.
- Support the D&C project managers and sourcing team in the design and specialist consultant procurement process including establishing scope of work, selection panel participation, etc.
- Provide advice to D&C project managers in the selection of finishes, furniture, materials, etc., as recommended by design/specialist consultants from a JPM guideline, maintainability, and budget perspective.
- Drive the bidding process with Sourcing and D&C Project Managers to meet program.
- Establish a database and metrics of actual space utilization, market trends, and actively iterate design guidelines to enhance efficiency and design while working with key stakeholders.
- Manage design reporting and communication processes, dashboard reporting, progress reports, etc.
- Assist in defining and managing global interior project space planning metrics.
Required qualifications, capabilities, and skills:
- Bachelor's degree in Building, Architecture, Engineering, or related discipline.
- Successful track record of managing all phases of corporate projects and leading multiple complex projects simultaneously.
- Minimum 10 years of direct experience in commercial interior renovation, workplace planning, and strong time management programming, building construction, life safety, and building codes.
- Experience with the entire project lifecycle, through post-occupancy.
- Knowledge of building codes, standards, and building structures.
- Proficiency in Microsoft Office products (Word, Excel, PowerPoint, and Project) and industry-standard project management tools.
- Excellent oral and written presentation skills.
- Proven fiscal accountability and responsibility for projects.
- Ability to provide excellent client services.
- Strong leadership, organization, communication, and relationship management skills.
Preferred qualifications, capabilities, and skills:
- 3 or more years of global corporate real estate and/or financial services experience.
