Job description

Job Responsibilities

  1. Conduct regular inspections of the property to ensure that all facilities, equipment, and infrastructure are functioning optimally, including planning and scheduling routine maintenance works and processing work requisitions from landlord's and tenant's Tenderers.
  2. Manage and oversee maintenance of the property, including but not limited to Soft Services (i.e. Security, Cleaning, Pest control, Landscape maintenance), Lift Fire protection systems, ACMV Systems, Sanitary & Plumbing Systems, Building structure, and roof waterproofing.
  3. Sourcing, evaluating, and recommending quotations.
  4. Ensure compliance and safety of the property, including but not limited to:
  5. Timely renewal of licenses and any authority compliance requirements.
  6. Manage all licensing and statutory obligations, such as fire safety certifications and building permits.
  7. Conduct regular audits and inspections to identify and mitigate safety risks.
  8. Review method statements and risk assessments submitted by Tenderers before issuing Permit-to-Work to all Tenderers performing works on the premises.
  9. Ensure that emergency response plans are in place and conduct fire drills as required.
  10. Liaise with tenants on property management and leasing-related matters where applicable.
  11. Assess and submit reports on the performance of Tenderers before the expiry of the term contract, including responses to call center feedback.
  12. Check for illegal tapping of water and electricity supply.
  13. Check for illegal usage of space; unauthorized assignment and sub-letting of factory premises; unauthorized additions and alterations to factory premises.
  14. Report on any unusual activities taking place in the estates.
  15. Conduct joint inspections with representatives of various authorities for matters pertaining to the maintenance and regulatory requirements of the estates.
  16. Notify tenants by means of circulars of any pending shut-down of essential services and obtain their endorsement on such circulars.
  17. Supervise A&A works, Upgrading works, and Asset Enhancement works.
  18. Attend authorities' inspections and operational exercises such as NEA, SCDF, BCA, URA, etc.
  19. Conduct site show rounds for Tenderers' tendering and quotations process.
  20. Maintain good tenant relationships, including mediation works between tenants.
  21. Attend tenants' weekly or monthly meetings as necessary.
  22. Attend to hoisting works, which can last 3-4 hours per hoisting, following MOM requirements.
  23. Conduct fire emergency briefings and actual drills, including all documents such as circulars, survey forms, etc., and logistics such as assembly site preparation and fire training.
  24. Document monthly activities such as Meter readings, including going to the site to take readings, computation of charges, and sending reports to Finance for invoicing for air conditioning, chilled water, electricity, water, etc.
