Job Responsibilities
Operations
Manage and maintain residential/commercial property sites as assigned.
Conduct regular checks and inspections on grounds to ensure property is well maintained.
Ensure building statutory requirements are complied with.
Review and recommend replacement/improvement plans for managed sites.
Provide essential customer service support to the residents and owners.
Identify relevant tender notices and liaise with internal divisions, oversee the entire tender process (e.g., attending site briefing, costing provisions, quality proposal, tender submission/interview).
Approve and adhere to budgets and expenditures.
Maintain good relations with clients, staff, contractors, and visitors to the site.
Managing Employee Development
Conduct orientation programs for employees to receive appropriate new hire training to successfully perform their job.
Ensure employees are cross-trained to support successful daily operations.
Use all available on-the-job training tools for employees; supervise ongoing training initiatives and conduct training when appropriate.
Manage all staff through the Scorecard Process with clearly defined goals.
Shape the culture of Abacus Property and consistently reinforce our core values.
Maintaining Employee Relations
Review progressive discipline documentation for accuracy and consistency and check for supportive documentation, being accountable for determining appropriate action.
Utilize an 'open door' policy to acknowledge employee problems or concerns in a timely manner.
Ensure employee issues are referred to the Department Head for resolution.
Communicate performance expectations in accordance with job descriptions for each position.
Managing Legal and Compliance Practices
Ensure compliance with procedures for accessing, reviewing, and auditing employee files and ensure compliance with the Personal Data Protection Act (PDPA).
Ensure medical records are maintained in a separate, secure, and confidential medical file.
Ensure all safety and security policies (e.g., work safety, lost and found items, accident reporting, and hygiene) are communicated to employees regularly through orientation and company meetings.
Conduct periodic claims reviews with the Finance Department to ensure claims are closed in a timely manner and reserve levels are appropriate for open claims.
