Lead Guardian Singapore’s property function to ensure strategic alignment with the company’s growth objectives. This role is pivotal in managing all aspects of real estate, including leasing, store development, renovation, and maintenance. Your leadership will help drive operational efficiency, optimize property-related investments, and enhance customer experience across our retail network.
Responsibilities
Strategic Property Management
Formulate property strategy and initiatives to meet Guardian Singapore’s business goals.
Proactively identify and implement initiatives to strengthen Property’s role in supporting retail expansion and future growth
Project Leadership
Lead and oversee store fit-outs, renovations, and relocations, ensuring projects are delivered on time and within budget.
Partner with external contractors, architects, and internal stakeholders to achieve high-quality outcomes.
Conduct feasibility studies for new property investments and store expansions.
Operational Excellence
Oversee the management of property maintenance to ensure stores operate efficiently and meet operational standards.
Optimize space utilization across the retail portfolio to maximize functionality and customer experience.
Financial Oversight
Prepare and manage the property function’s annual budget, ensuring cost control and value generation.
Track and report property-related expenses, identifying cost-saving opportunities while maintaining quality.
Assess and evaluate ROI on property investments and align financial outcomes with business objectives.
Stakeholder Collaboration
Establish and maintain strong, positive relationships with landlords, developers, and key external partners to secure favorable outcomes.
Collaborate effectively with internal teams to support retail growth strategies and ensure compliance.
Compliance & Sustainability
Ensure full compliance with Singapore’s regulatory requirements, including health and safety standards.
Champion sustainability initiatives by integrating energy-efficient solutions and environmentally responsible practices for our properties.
Stay abreast on market trends and regulatory changes to proactively address their impact on the retail property landscape.
Key Competencies/ Skills
Bachelor's degree in Real Estate Management, Business Administration, or a related field. Professional certifications in property management or facilities management (e.g., RICS, IFMA) are a plus.
More than 7 years of experience inproperty management, including 3+ years in a leadership role. Knowledge of the health and beauty industry is a plus.
Deep understanding of the Singapore retail property market.
Ability to align property strategies with business objectives. Proven ability to lead construction and renovation projects effectively to drive results.
Strong negotiation skills and expert in securing favorable lease terms and manage landlord relationships effectively.
Highly skilled in budgeting, cost management, and ROI analysis.
Strong presentation, communication skills and inter-personal skills to articulate strategies, influence outcomes and work collaboratively with internal stakeholders
Proactive in resolving property challenges and optimizing resources.
