Job description

The incumbent will play a major role in planning, developing and implementing strategies to maximize the value of assets; to ensure the effective operation of the building infrastructure to fully support the business operating within the portfolio.

JOB RESPONSIBILITIES:

Project Management:

  • Spearhead asset enhancement initiatives such as new building project development, portfolio analysis, renovation, space planning and relocation.
  • Review consultant’s building proposals for new development for functionality and building operation.
  • Work with the project team in the development of design criteria with architects and to review and analysis of lease conditions/requirements.
  • Site visit and supervision frequently to review progress and quality of work, and conformity of specifications.

Stakeholder Management:

  • Provide expertise advice to stakeholders in matters related to evaluating and resolving operational issues, ideal structuring, due diligence, and feasibility studies during acquisition/deposition of assets.

Property Maintenance:

  • Work closely with internal technical personnel and external contractors to review building-related defects and propose solutions for rectification, operation, repair maintenance of all building facilities and systems in the property portfolio.

Regulatory Compliance:

  • Ensure compliance to legal, and governmental regulatory laws, fire and safety issues while complying with internal policies, to maximize the value of the portfolio of properties.

Budgeting:

  • Responsible for the Profit and Loss (P&L) of the entire assets portfolio, establishes and manages the budget.

Vendor Management:

  • Oversee the tender process, including vendor pre-qualification and maintaining an Approved Vendor List.

REQUIREMENTS:

  • Bachelor’s degree in mechanical or electrical engineering, Building or Facilities or Real Estate Management or equivalent with 4 to 5 years of related hands-on post-graduate experience in Facilities Management; or
  • Diploma in Mechanical Engineering or Electrical Engineering, Building or Facilities or Estate Management or equivalent with 7 to 8 years of related hands-on post-graduate experience in Facilities Management
  • Good knowledge of Singapore Standards, Code of Practice in building services and other relevant statutory requirements regarding tenancy work
  • Possesses a good sense of business acumen
  • A team player / leader with good interpersonal and communication skills
  • Good organizational skills and attention to details
  • Ability to multitask and make decisions with minimal guidance
  • Good knowledge of Microsoft Office
  • Experience in Project Managing Asset Enhancement Initiative or Development Projects will be advantageous
