Senior Manager/ Manager, Investment

Northmod is a leading investment and asset management firm specialising in modern industrial and logistics real estate in key cities across Asia Pacific and Europe. As a Senior Manager, you will have the opportunity to work directly with directors and senior management, acquiring hands-on experience across the value creation process.

Key Responsibilities:

• Deal Origination:
  • Sourcing and evaluating new business cases, including greenfield acquisition or development, divestment, asset enhancement, and joint venture opportunities.
  • Researching and understanding new markets or product types.
  • Collaborating across departments and functions for technical and financial feasibility studies.
• Business Case Proposal:
  • Preparing and underwriting business cases, building financial models, and providing supporting information to justify the case.
  • Structuring deals, incorporating discussions with stakeholders, including joint venture partners, banks, tax, finance, and treasury.
  • Recommending investment parameters to manage risks and generate acceptable returns.
  • Crafting teasers and investment papers for stakeholder approval.
• Deal Execution:
  • Negotiating and discussing contract execution.
  • Liaising with legal, financial, tax, and technical consultants.
  • Overseeing financial and technical due diligence.
• Asset and Fund Performance Management:
  • Tracking and monitoring fund performance against original business cases.
  • Preparing and presenting fund reports and variance analysis.
  • Proactively suggesting asset enhancement initiatives and strategic value creation initiatives.
  • Evaluating new pipelines and their impact on the portfolio.
• Compliance and Governance:
  • Partnering with compliance authorities and stakeholders to ensure adherence to company and statutory requirements.

Requirements:

• Knowledge and Experience:
  • Solid understanding of financial investment evaluation and capital decision-making in the industrial or logistics real estate industry.
  • Commercially sound, with knowledge of Asia real estate markets, including properties, rents, and cost structures.
  • Advanced financial modelling skills and experience with due diligence and post-integration.
  • Excellent communication and analytical skills, with the ability to write comprehensive business proposals and cases.
• Technical and Professional Skills:
  • Experience with spreadsheet packages (Excel, etc.).
  • Capital budgeting and related analysis (IRR, NPV, DCF, Yields).
  • Proven problem-solving ability and attention to detail.
• Qualifications:
  • Degree in Real Estate, Engineering, Finance, or Business from a recognised tertiary provider.
