Reporting to the Head of Investment Management (or as nominated), you will be involved in real estate acquisitions and divestments across your assigned markets, as well as asset management of existing property assets.
Responsibilities:
Assist in developing financial analysis, financial modelling, valuation, and IRR analysis.
Undertake research, evaluate market trends, and identify real estate investment opportunities including monitoring and compiling industry, market, and asset-level data and financial information which may impact the fund’s current and future investments.
Perform analyses to underwrite and evaluate real estate investment opportunities.
Assist in the preparation of investment and asset plan papers.
Assist in all aspects of transaction due diligence (legal, technical, tax & financial), transaction management, structuring, and closing process, including preparation of investment papers and deal documentation.
Assist in developing asset management and leasing strategies for property assets, and preparation of annual budgets for the assets.
Monitor asset financials, operational and portfolio performance, loan covenants, perform asset analytics, review variances, recommend initiatives and measures.
Instruct, liaise with, and coordinate on the regular external valuations of the real properties.
Forecast how variances would impact overall asset and portfolio performance and recommend measures to improve or catch up.
Review, recommend, and analyse lease proposals/review and lease matters in a timely and business-like manner, taking into account budget and market situation.
Respond to investors’ fund-related and investment-related queries and prepare investor reports.
Develop materials including but not limited to internal and external meetings and presentation materials, valuation presentations, asset presentations, annual business plans for assets, and presentation materials for investor committee and board.
Requirements:
Existing knowledge of financial markets and regulatory landscape strongly preferred.
Evidence of strong analytical ability.
Ability to produce clear and appropriately documented analysis in a timely fashion.
Ability to work well as part of a team.
Highly numerate with attention to detail.
Excellent communication and influencing skills with the ability to understand and articulate investment products clearly.
Good organisational skills – capable of working to deadlines and multi-tasking.
IT skills including Excel, PowerPoint, Bloomberg and proficient with technology.
Resilient – able to cope in a fast-moving and challenging environment.
