Head, Portfolio Management

Responsibilities

1. Responsible for monitoring the physical condition, financial performance, and compliance for the assigned portfolio.
2. Development and implement leasing strategies to meet business objectives, including sourcing of new tenants/accounts.
3. Proactively generate & manage the entire leasing cycle & administration from leads to negotiation to closing deals.
4. Accountable for rental and occupancy rate for the assigned lease portfolios.
5. Build & maintain strong relationships with existing tenants to generate referrals and repeat business.
6. Inspects assets and tours markets to assess portfolio health and performance for benchmarking.
7. Provides market analysis and asset positioning consultation. Assists in acquisition underwriting and due diligence.
8. Implement Asset Plan, monitor progress of new built, asset enhancement works and oversee and coordinate the actions of the facilities and project manager.
9. Improve ongoing relationship with clients, ensuring that objectives are being met. Anticipates and responds to client's needs.
10. Supervise the preparation of annual budgets for operation and capital expenses, forecasts, management plans, monthly performance reports, and variance reports. Ensure the delivery of accuracy, timely, and complete reports.
11. Ensure periodic regular property inspection. Recommends and/or approves alterations, maintenance and reconditioning as necessary. Contracts for and supervises vendor services as required.
12. Provide guidance together with Property Management Team to new tenants on building fit-out and hand-over procedures of tenant premises in accordance with checklist and follow up and close all defects identified.
13. Evaluate Property Tax assessments from IRAS and make recommendations.
14. Liaising with relevant authorities such as JTC and URA on all property, tenants and usage matters.

Requirements

1. Possess a Degree in Real Estate, Business Management or other related discipline.
2. At least 8 years of managerial experience in real estate. Strong preference for relevant experience in industrial / hi-specs / business parks assets.
3. Good analytical and decision-making skills.
4. Strong interpersonal and communication skills to motivate and work with different personality types.
