Job description

ASO Property Management Pte Ltd (ASO) is a private Real Estate Investment and Management firm. For over 30 years, we have been managing a significant real estate portfolio on a global basis. We currently have offices in Singapore, Tokyo, and London.

ASO is seeking a positive, meticulous, analytical, and self-motivated Finance Executive to join our team and be based in our Singapore office.

ROLE DESCRIPTION:

This role will report to the Finance Manager/Accountant, working together in a team. We are looking for a candidate who is operationally hands-on, organized, self-motivated, and able to work with teams in different regions.

KEY RESPONSIBILITIES

Accounting, Financial Reporting and Auditing:

  1. Handle journal entries, account reconciliations, and monthly schedules for management reporting and statutory reporting.
  2. Prepare monthly, quarterly, and annual financial statements for asset-owning entities under management.
  3. Support the finance team to provide financial analysis and performance evaluations of properties, including profitability, occupancy rates, lease renewals, and return on investment.
  4. Coordinate with auditors on annual audits.

Accounts Payable and Receivable:

  1. Handle the accounts payable and receivable functions for properties, ensuring timely and accurate processing of invoices, rent payments, and vendor payments.
  2. Conduct periodic reconciliations and resolve any discrepancies in conjunction with the third-party property managers.

Lease Administration:

  1. Update lease agreements, ensure proper recording of lease transactions, and calculate rent escalations and common area maintenance charges.
  2. Work closely with property managers to ensure accurate billing and collection of tenant receivables.

Tax Compliance:

  1. Ensure compliance with tax law and regulations, including filing and payments for GST, Property Tax, and Corporate Income.

Budgeting and Forecasting:

  1. Support the finance team to work with Property managers to update annual operating budgets and cash flow forecasts.
  2. Provide analysis on variances between Budget Vs Actual property performance.

  1. Build and maintain positive relationships with stakeholders, colleagues, and counterparties.
  2. Solution-oriented team player with superior multi-tasking capability.
  3. Ability to prioritize tasks, work independently, and meet deadlines in a fast-paced environment.

Skills and Experience

1. Education:

Bachelor’s degree in accountancy or Minimum Diploma/ACCA accounting.

2. Working Experience:

Minimum 3-5 years of relevant working experience in property management accounting or real estate accounting, preferably in real estate private equity, REIT, or other real estate investment companies.

3. Accounting System/Software:

Proficient in accounting software and financial management systems (e.g., Yardi, MRI Software, etc.). Knowledge of software tools such as MS Office, Excel, and MS Teams.

4. Communication Skills:

Team-oriented personality with demonstrable ability to communicate with external and internal stakeholders. Cross-cultural experience strongly preferred.

5. Language (Writing, Reading, and Spoken):

Good command in English, due to the requirement for reading and understanding of business and legal documents and liaising with stakeholders from different regions.

6. Administrative Skills:

Good administrative, organization, and multi-tasking skills are important due to the requirement for coordinating with multiple parties.
