The role focuses on aligning projects and resources with business goals, ensuring that the portfolio of initiatives delivers maximum value, and is responsible for planning and managing Singtel’s property portfolio:

  • Planning, development, and divestment of real estate assets;
  • Ensure that real estate assets are well-utilized and optimized;
  • Manage the Group’s property leases both locally and for overseas subsidiaries and global representative offices.

Make an Impact by:

Planning and Development

  • Implement the master plan to optimise the use of Singtel-owned property assets. This includes identifying potential highest and best use of non-core property assets and negotiating with the relevant authorities like URA and SLA to enhance the value of properties.
  • Develop and implement strategies to optimise the company’s lease portfolio, including identifying opportunities to reduce costs, enhance space utilisation, or expand operations.
  • Prepare development proposals and provide financial analysis and reporting to senior management.
  • Carry out analysis on valuations, land betterment charge and development charge for change of use and increase in intensity for new development or redevelopment scenarios. Advise and manage issues arising from the change of use and lease upgrading.
  • Provide advice and support to business units on real estate procurement and represent Singtel users in all property acquisition negotiations.
  • Regularly assess the performance of leased properties and recommend strategic adjustments based on market conditions and business needs.
  • Build and maintain strong relationships with landlords, property managers, and external leasing vendors.
  • Act as the primary point of contact for all lease-related matters, disputes, or negotiations.

Lease Management & Administration

  • Work with JV partner on management agreements and lease agreements for the new Comcentre development.
  • Track the performance of real estate assets. Derive maximum external rental income from space that Singtel owns. Manage the refurbishment of vacated premises for re-leasing.
  • Support BUs and subsidiaries in their real estate needs both locally and overseas. Ensure that leases signed by Singtel and its subsidiaries locally and overseas are renewed, negotiated on time and at competitive rental rates. Help guide and advise BUs on the leasing process.
  • Provide financial analysis to support decision-making on lease renewals, renegotiations, and terminations.
  • Responsible for all property tax matters and lease administration matters with authorities, including the return of sites.
  • Ensure that leases are managed efficiently, with a focus on maximising financial and operational performance.
  • Support VP, Group Property to establish real estate and leasing policies and track and monitor all leases within the Singtel Group portfolio of companies.

Workplace

  • Handle various aspects of corporate workplace including workplace planning, workspace allocation, internal charging and project management, when tasked.
  • Foster a culture of continuous improvement and operational excellence within the team.

Skills for Success:

  • Bachelor’s degree in Real Estate, Business Administration, or a related field
  • Min 12 years of working experience
  • Strong property planning, development, leasing experience and proven track record in project management
  • Good knowledge of the real estate market, local planning regulations, and land laws
  • Well-versed in development and property market trends and industry practices
  • Ability to work on complex assignments with a high degree of proactivity to resolve issues.
  • Strong financial management and analytical skills.
  • Excellent negotiation and communication skills.
