Director (Business Development/Investment)

We are recruiting for an established real estate company – their AUM stands at about USD100 billion. They are looking to grow their Southeast Asia mandate and will be looking to add an Investment/BD professional to the team.

Key Responsibilities:

1. Proactively manage its investment portfolio to achieve the company's strategic objectives and commercial returns.
2. Support in formulating and implementing investment strategies to support existing funds and create new funds.
3. Contribute to recommending and implementing asset plans and strategies to enhance value and returns, manage risk, and meet return targets.
4. Secure pipeline assets for the fund and maintain a close network of business contacts with relevant market players, consultants, investors, and third-party property managers.
5. Participate in due diligence related to pipeline assets and fund-related investments.
6. Conduct feasibility studies, including market studies, operating assumptions, and financial analyses.
7. Support negotiations with investment counterparties and collaborate with internal stakeholders on capital structuring issues.
8. Handle document preparation and completion for all investment activities, preparing written reports and making presentations for investment approval.
9. Report on asset performance and assist in conducting portfolio analysis/optimization, divestment including due diligence, negotiations, and documentation.

Requirements:

You have about 10 years of investment experience in Southeast Asia with an in-depth understanding of any of the Southeast Asia real estate markets. Candidates with any native fluency in the languages and knowledge of logistics and hospitality markets will be held in high regard.

Additional Responsibilities:

1. Actively source potential investment/acquisition targets.
2. Involve in analysing and underwriting investment decisions for leasing, financing, buy/sell scenarios including preparation of cash flow models, sensitivity tables, property valuations, as well as joint venture structuring (if any).
3. Prepare investment proposals to the investment committee.
4. Support the transaction due diligence and closing processes, including liaising with internal parties such as legal, tax, and compliance.
