Responsibilities:

As a Technician, you will support the Property Officer and Senior Technician in maintaining the technical aspects of property maintenance for assigned properties, ensuring efficient operation of all systems and equipment. You will be responsible for completing tasks assigned by the Manager/Property Officer/Senior Technician within the specified time frame and submitting prompt reports on job status or defects.

Maintenance and Repairs:

  1. Perform or coordinate maintenance and repair activities for property systems, including HVAC, plumbing, and electrical.
  2. Troubleshoot and resolve defects, conduct regular inspections, and address tenant feedback promptly.
  3. Oversee preventive maintenance, track contractor work, and contribute to building enhancements and cost-saving initiatives.
  4. Ensure all awarded jobs to contractors/vendors are carried out safely and efficiently.

Projects:

  1. Assist in A&A (Addition & Alteration) works, project scheduling, and cost estimation.
  2. Participate in project meetings and handle any other assignments as needed.

Property Acquisition:

  1. Assist in assessing new properties, liaise with consultants/contractors for inspections, and report findings to the Director of Asset Management.

Team Leadership:

  1. Collaborate with other departments to prioritize tasks, handle emergencies, and support subsidiaries when needed.

Emergency Response:

  1. Act as a point of contact for emergencies, minimizing downtime and developing effective response plans.

Equipment Management:

  1. Manage tools, equipment, and spare parts inventory, maintain supplier relationships, and ensure quality procurement.

Regulatory and Internal Compliance:

  1. Ensure adherence to SOPs, maintain records of quotations and service reports, stay updated on building codes, and enforce safety procedures.

Ad Hoc Duties:

  1. Assist with budget planning for maintenance and repairs, monitor expenditures, and carry out any additional tasks assigned.

Requirements:

Must have:

  1. Minimum 2 years of experience in commercial shopping centers, hotels, serviced apartments, or residential properties.
  2. Strong technical aptitude and problem-solving skills.
  3. Ability to work rotating shifts, including weekends and public holidays, under pressure and in emergency situations.

Advantage:

  1. Certification in First Aid/CERT
