An organisation is seeking an Associate Director/Director, Southeast Asia.


Roles & Responsibilities

As part of the CapitaLand Investment SEA business, you will be part of the SEA Investment team, reporting to the Head of Investment. This role offers an exciting opportunity to contribute to and shape investment strategies in the SEA market, supporting the growth and success of the company's investment portfolio. You will be responsible for the following:

  1. Proactively manage SEA's investment portfolio to achieve the company's strategic objectives and commercial returns.
  2. Support in formulating and implementing investment strategies to support existing funds and create new funds to grow Funds Under Management (FUM).
  3. Contribute to recommending and implementing asset plans and strategies to enhance value and returns, manage risk, and meet return targets.
  4. Secure pipeline assets for the fund and maintain a close network of business contacts with relevant market players, consultants, investors, and third-party property managers.
  5. Participate in due diligence related to pipeline assets and fund-related investments.
  6. Conduct feasibility studies, including market studies, operating assumptions, and financial analyses.
  7. Support negotiations with investment counterparties and collaborate with internal stakeholders on capital structuring issues.
  8. Handle document preparation and completion for all investment activities, in collaboration with legal counsel and advisors.
  9. Prepare written reports and make presentations to relevant management bodies for investment approval.
  10. Report on asset performance and assist in conducting portfolio analysis/optimization.
  11. Support tasks related to divestment activities, including due diligence, negotiations, and documentation.
  12. Study and monitor investment performance and trends impacting the portfolio.
  13. Review and recommend investment proposals, conducting financial feasibilities, structuring investment deals, and managing investment transactions.
  14. Participate in ad hoc corporate reporting, strategy planning, and coordination on corporate initiatives.

Requirements

  1. A good degree in Accounting, Business, or Real Estate, with strong quantitative skills and a solid foundation in finance and financial analysis.
  2. At least 10 years proven track record in real estate investment, with experience in financial analysis, fund management, risk management, and business development.
  3. Business Development/Investment Experience Handling SEA Markets Is Preferred.
  4. A team player with a highly numerate, strategic mindset and good analytical skills.
  5. Working knowledge of financial tools and strong business acumen.
  6. Highly self-motivated and self-driven, proactive, and results-driven.
  7. Resourceful With Excellent Interpersonal Skills And Problem-solving Abilities.
  8. Ability to work effectively in a dynamic and fast-paced environment.
