Job Description

1. ACQUISITION (Primary Function)
   - Creates and maintains relationships with potential joint venture partners, sellers, buyers, brokers, etc.;
   - Identifies acquisition opportunities through contacts with brokers, developers, builders, bankers, landowners, engineers, planners, etc.;
   - Conducts market surveys and feasibility studies to prepare reports and presentation materials;
   - Underwrites potential acquisition opportunities, considers comparable properties, market factors and indicators and develops initial asset management strategy;
   - Conducts due diligence and works with third-party specialists like appraisers, accountants, consultants, etc.;
   - Develops, reviews and negotiates legal documents, contracts, agreements and works with third-party specialists like attorneys.
2. ASSET MANAGEMENT (Secondary Function)
   - Develops and executes management strategies to maximize the value of each asset through the analysis of property efficiencies and improvement of performance;
   - Works with joint venture partners to manage investment projects;
   - Oversees local third-party property managers, leasing agents, etc.;
   - Prepares and updates annual business plan and quarterly/monthly performance reports for each asset;
   - Prepares hold/sell analysis report on an annual basis with exit strategies;
   - Develops and executes exit strategies and conducts disposition process including broker selection, negotiation with buyers and other stakeholders, closing, etc.

Job Requirement

1. Bachelor’s degree from a four-year college or university in Finance, Business, Economics, Accounting, Mathematics, or related field; or equivalent combination of education and work experience.
2. Five+ years of experience in real estate acquisition, asset management and/or property management;
3. Proven analytical skills and working knowledge of MS Office apps; advanced Excel skills are highly preferred;
4. Effective writing and presentation skills and ability to synthesize information, as well as verbal interpersonal/communication skills.
