The Senior Design Manager for THE LINE Design team will oversee and manage the creation of neighborhood master plans and architectural designs for the full spectrum of asset types for THE LINE Neighborhoods. The Senior Design Manager will manage a Neighborhood architectural design consultant and be responsible for organizing, coordinating, and ensuring the design work is executed according to NEOM THE LINE Plan of Work, and Consultants scope of services, schedule, quality, and budget. The Senior Design Manager is driving the Quality Assurance and Requirements compliance, in close collaboration with the Design Directors, and client team. The Senior Design Manager will be responsible for the design of a neighborhood, encompassing approximately 500,000 m² of assets.


Responsibilities:


  • Guide designers, reviewing designs, and ensure that project requirements are met.

  • Arrange and/or facilitate design coordination and design review meetings and workshops.

  • Design Management Coordination, including Core Real Estate Asset Design, Non-Common Asset Design, Façade Design, Sustainability, and Public Realm Design.

  • Quality Assurance of design and implementation of the Vision for the Line.

  • Manage compliance with Design and Deliverables Requirements, Development Control Regulations (DCR's), and Design KPIs.

  • Manage Design KPI Register, Risk Register, and Safety in Design Register.

  • Manage Design Review comments and responses, and Stage Review comment close-out.

  • Support Design Directors in the coordination of Interfaces with the City, between different Neighborhoods, and with Anchor Assets.

  • Manage the design in accordance with the development program and Initial Asset Briefs.

  • Design Review: Gatekeeper for the qualitative architectural design review.

  • Responsible as part of the Senior Design Management team for delivering THE LINE Architecture obligation, including stakeholder engagement, both internally and externally.

Accountabilities:


  • Design Management Coordination on Neighborhood level.

  • Ensure Creative and Technical Design quality are implemented on Neighborhood level.

  • Ensure Requirements Compliance.

  • Collaborate with Cost Consultants to ensure emerging designs are meeting budget targets.

  • Manage Design management registers:

    • Assumptions, Issues, Design Change & Decisions Register.

    • Resource Register.

    • RFI Register.

  • Creation of Monthly Design Report.

  • CRS Management: comments and responses during design review.

Experience & Qualifications


Knowledge:


  • Understanding of financial and commercial management of projects.

  • Full understanding of risk management and ability to transmit the same to others.

  • Understanding of scope definition and scope interface and ability to transmit the same to others.

  • Full knowledge of international standards, policies, codes and procedures, and ability to transmit the same to others.

  • Full knowledge of Statutory Authorities requirements.

  • Knowledge of international and local codes, regulations and submission requirements.

  • Developed knowledge of Sustainable Design principles.

  • Attention to detail and a methodical approach to work.

  • Flexibility and attitude towards company objectives.

  • Cordial relationships with clients and stakeholders.

  • Commitment to innovation and design excellence.

  • Architectural and urban design expertise to create holistic built environments.

Skills:


  • Excellent conceptual and design skills, with emphasis on aesthetics.

  • Fluent in writing and speaking English.

  • Excellent relationship-building and interpersonal skills, communicating with clarity, purpose and accuracy.

  • Ability to negotiate.

  • Strong design and management skills.

  • Ability to lead multidisciplinary teams.

  • Excellent communication skills, including report writing and presentation skills.

  • Experience in project management of large-scale, multi-disciplinary projects.

  • Outstanding presentation skills.

  • Excellent ability in Revit, AutoCAD, Rhino, Adobe Suite; Grasshopper and V-Ray is a plus.

  • Solid knowledge of products, materials, zoning/building codes and construction methods.

  • Capable of reviewing and editing a set of quality specifications.

  • Strong organizational skills, ability to work under pressure, meet tight deadlines on budget and on time.

  • A keen eye for attention to detail and accuracy.

  • Proactive and self-motivated, with the ability to take initiative in response to direction from project managers, directors and partners.

  • A team player, with a flexible and open attitude towards new ways of working and collaborating.

Experience:


  • 15+ years of post-undergraduate outstanding architectural design and management experience.

  • Proven related experience in an Architectural Practice, including management of international design consultants across sectors and typologies.

  • Design experience in various architectural types: residential, commercial, public, healthcare, educational, etc.

  • Construction experience is preferred.

  • Extensive project experience with emphasis on large projects and complex programs.

Qualifications:


  • B.Arch or B.Sc. in Architecture from a recognized university.

  • Postgraduate in Architecture or Urban Design.

  • International accreditation (RIBA, AIA, or equivalent).

  • The achievement of sustainability certification (LEED, PQP, or equivalent) is highly desirable.
