Job Summary:
The Director of Property Management will oversee the operational, financial, and tenant-related aspects of a portfolio of shopping malls and commercial centers in Riyadh. This role ensures high standards of property maintenance, tenant satisfaction, and revenue optimization while aligning with the companys strategic objectives. The ideal candidate will have extensive experience in retail real estate management, strong leadership skills, and a deep understanding of the Saudi market.
Key Responsibilities:
Strategic Leadership:
- Develop and implement property management strategies to enhance asset value, occupancy rates, and tenant retention.
- Align property management goals with the companys overall business objectives.
- Stay updated on market trends, regulations, and best practices in KSAs retail real estate sector.
Operational Management:
- Oversee daily operations of shopping malls and commercial centers, ensuring efficiency and compliance.
- Manage leasing agreements, tenant relations, and lease renewals to maximize occupancy and profitability.
- Ensure properties are well-maintained, safe, and compliant with local regulations.
Financial Performance:
- Prepare and manage annual budgets, financial forecasts, and expense control measures.
- Monitor rental collections, service charges, and other revenue streams.
- Analyze financial reports and implement cost-saving initiatives without compromising quality.
Tenant & Customer Experience:
- Foster strong relationships with tenants, addressing concerns promptly to ensure high satisfaction.
- Implement customer service initiatives to enhance shopper experience and foot traffic.
- Collaborate with marketing teams to drive tenant sales and mall promotions.
Team Leadership & Development:
- Lead, mentor, and develop the property management team, ensuring high performance.
- Coordinate with facilities management, security, and maintenance teams for seamless operations.
- Conduct regular performance reviews and training programs for staff.
Stakeholder & Vendor Management:
- Liaise with owners, investors, and government authorities as needed.
- Manage contracts with third-party vendors (cleaning, security, maintenance) to ensure quality service.
- Negotiate and review service agreements to optimize costs and efficiency.
Qualifications & Requirements:
- Education: Bachelors degree in Real Estate, Business Administration, or related field (Masters preferred).
- Experience: Minimum 10+ years in property/asset management, with at least 5 years in a leadership role within retail real estate (shopping malls/commercial centers).
- Local Expertise: Strong knowledge of Saudi real estate laws, market dynamics, and retail trends.
- Financial Acumen: Proven ability to manage budgets, P&L, and financial performance.
- Leadership Skills: Exceptional team management and stakeholder communication abilities.
- Technical Skills: Proficiency in property management software (e.g., Yardi, MRI) and MS Office.
- Language: Fluency in English (Arabic is a strong advantage).
