We seek an experienced and enthusiastic Engineer or Building Surveyor to fill the role of Project Manager in our dynamic real estate business located in Frankfurt, Germany.
As a vital member of our team, you will oversee all aspects of building surveys, including pre-acquisition and acquisition (Technical Due Diligence), as well as managing building conditions, dilapidations, and end-of-tenancy surveys for a diverse portfolio of industrial properties. Your background in project management related to the development of industrial buildings in Germany and/or Europe will be essential for success in this role. This position demands a strong technical foundation and substantial experience in a similar capacity, as you will manage a varied workload, often overseeing multiple concurrent projects.
The Ideal Candidate
The successful applicant will deliver high-quality TDD projects by collaborating effectively with business development, international development, and asset management teams. You will report directly to the Regional Director and Group Director and should have a proven track record in completing due diligence for existing asset acquisitions, forward financing, and greenfield projects. Project engineering and/or management experience in the industrial sector is a must.
This role is ideal for a versatile project engineer or project manager capable of navigating projects across multiple geographical locations.
Key Responsibilities:
- Pre-Acquisition Support: Conduct surveys and initial site inspections to facilitate the acquisition process, providing early insights and recommendations.
- Technical Due Diligence Management: Oversee the TDD process, including ESG assessments, Environmental Due Diligence, Soil Investigations, and specialist surveys, collaborating with external consultants. Identify key risks, assess impacts, and propose mitigation strategies to maximize asset value while minimizing risk.
- Investment Support: Collaborate closely with the investment team on asset acquisitions and disposals, addressing TDD-related issues and contributing to negotiations.
- Stakeholder Collaboration: Provide technical input for new projects, including feasibility studies, regulatory constraints, development plans, construction schedules, and preliminary cost estimates.
- CAPEX & OPEX Planning: Define capital and operational expenditure requirements to maintain and enhance the long-term value of existing and acquired assets.
- Risk Management: Stay informed about industry trends, emerging technologies, and regulatory changes. Identify and mitigate risks in development plans proactively.
- Project Management and Oversight: Serve as a technical liaison with local developers and co-developers, reviewing technical aspects of development plans and collaborating to execute effective solutions.
- Performance Monitoring: Track project progress against KPIs, milestones, budgets, and schedules, proactively identifying variances and implementing corrective measures as necessary.
- Scope Development & Procurement: Draft project scopes of work and support the procurement process to align with project objectives.
- Change Management: Evaluate the impact of changes on project costs and schedules, ensuring smooth adaptation.
- Reporting & Presentation: Prepare and deliver comprehensive project reports and presentations for management and stakeholders.
Qualifications & Experience:
- Professional Background: University degree in engineering or project management with a strong technical knowledge in the relevant industry.
- Experience: Minimum of 10 years in the industrial sector preferred, with a verifiable track record of delivering TDD projects in Germany and/or Europe.
- Multi-Disciplinary Expertise: Comprehensive experience across various aspects of commercial and industrial surveying.
- Transaction Knowledge: Robust understanding of technical and legislative requirements, including the acquisition process.
- Regulatory Insight: Familiarity with local regulations, legal requirements, and planning processes.
- Stakeholder Management: Proven ability to collaborate effectively with both technical and non-technical stakeholders under tight deadlines.
- Communication Skills: Exceptional report writing, presentation, and communication abilities.
- Project Management Skills: Proficient in managing multiple concurrent projects and prioritizing tasks efficiently.
- Sustainability Knowledge: Awareness of ESG requirements and a commitment to sustainable development practices.
- Personal Attributes: Independent, proactive, adaptable, culturally aware, and an effective team player with strong leadership skills.
- Language Proficiency: Fluency in English and German is required; additional proficiency in Chinese or another European language is advantageous but not mandatory.
