JOB DESCRIPTION:
To be involved in end-to-end project management process on-site, from conception to completion including but not limited to planning, construction, handover to purchasers and Defect Liability Period.
To provide support to the Project Manager in all site-related matters, including planning, coordination and/or execution of any site works.
To oversee, supervise, coordinate and monitor the daily site operations of civil & structural, architectural and ID construction works on-site.
To coordinate with the consultants and contractors to ensure drawings are in compliance with contractual and technical requirements.
To monitor construction progress and provide regular and timely updates to immediate superiors on all site issues as well as contractors' performance, workmanship and material deviation.
To diagnose construction/site problems and liaise closely with your immediate superiors, consultants, contractors and other relevant parties to resolve the site problems as they arise expeditiously, including the issuance of all necessary instructions such as RFI and NCR promptly.
To conduct quality inspections and ensure all construction works are carried out in accordance with approved drawings and specifications, complying in every aspect with the applicable requirements, regulations, QA/QC policies, performance and quality standards i.e. CONQUAS and QLASSIC standards.
To attend and participate in site and coordination meetings to ensure effective implementation of the project.
To maintain proper and up-to-date project documentation and records on-site including but not limited to all daily records, inspection and test reports, drawings, work schedule, site memo, AI and EI.
To witness inspection, testing and commissioning activities by contractors/sub-contractors and consultants.
To participate in site valuation and progress claim verification meetings with the Project Manager, Contract Department, consultants and contractors.
To collaborate with the consultants and all relevant parties to procure the obtainment of Certificate of Completion and Compliance (CCC) for the Project.
To monitor and manage all defect rectification works, ensuring timely and quality resolution.
To assist in property management and maintenance matters for completed developments under the Group.
REQUIREMENTS:
Minimum Degree in Civil Engineering / Architecture / Building or equivalent.
Minimum 5 years of relevant working experience as a Site Engineer / Resident Architect / Resident Engineer / Supervisor or relevant role in construction or property development industry. Experience in high-rise building construction will be an added advantage.
Possess sound technical knowledge of civil and structural, architecture, construction methodology and quality control management.
Profound understanding of construction activities, sequence of works and site coordination.
Exceptional problem-solving abilities with hands-on approaches to on-site challenges.
Articulate and proficient in both written and spoken English and Bahasa Malaysia.
IT/Computer literate and proficient in MS Office, Microsoft Project and CAD.
Able to work independently with a high degree of integrity and accountability.
Strong communication and negotiation skills.
Pleasant disposition, resourceful, meticulous and able to multi-task to take on additional responsibilities to grow beyond core role.
