We are seeking an experienced Property Developer Sales Manager to join our dynamic team at PINNACLE HOMES GROUPS OF COMPANIES. As the Property Developer Sales Manager, you will be responsible for leading and managing our residential sales team to drive the success of our property development projects in the nation region. RESPONSIBILITIES:
What you'll be doing
Sales Strategy Development
- Develop and execute effective sales strategies to achieve and exceed sales targets for our residential property developments.
- Formulate and implement effective sales strategies to achieve business objectives and revenue targets.
- Developing, planning & implementing sales strategies for all Projects.
- Manage sales budget and deliver all sales activities within set budget.
- Lead and manage the sales team, providing guidance, motivation, and support to achieve individual and collective sales goals.
- Manage and motivate a team of sales professionals to deliver outstanding customer service and sales results.
Client Relationship Management
- Cultivate and maintain strong relationships with clients, understanding their needs and preferences to effectively promote property projects.
- Develop sales strategy and liaise with real estate agencies on sales materials and sales kit.
- Manage and coordinate with Real Estate Agencies.
- Build and maintain strong relationships with real estate agents, investors, and potential homebuyers.
Market Analysis
- Conduct market research and analysis to identify opportunities, trends, and competitive landscape in the property development sector.
- Develop in-depth understanding of major market segments through market research and project benchmarking.
- Monitor and coordinate market research, external trends analysis, and market surveillance of property development to facilitate the feasibility studies of projects.
- Analyze market trends, competitor activity, and customer preferences to inform sales and marketing initiatives.
- Develop and execute promotional activities, marketing campaigns, and sales events to generate leads and drive sales growth.
- Organize and manage sales launches and coordinate with all relevant parties involved during sales launch or roadshows/exhibitions.
- Collaborate with the marketing team to develop and implement integrated marketing campaigns to promote our properties.
- Monitor sales performance metrics, analyze sales data, and prepare regular reports to track progress and identify areas for improvement.
- Manage sales inquiries, sales leads, presentation and closure, including attending to potential purchasers and follow up on cases.
- Ensure high levels of customer satisfaction by providing excellent service, addressing inquiries, and resolving issues in a timely and professional manner.
- Build a team with a high level of customer service culture.
- Oversee the sales process, from lead generation to closing deals, ensuring a seamless customer experience.
Contract Negotiation
- Negotiate terms and conditions of sales agreements, contracts, and pricing to secure profitable deals for the company.
Compliance and Documentation
- Ensure compliance with regulatory requirements, prepare sales documentation, contracts, and agreements accurately and in accordance with company policies.
- Manage daily operations of the sales gallery and show units.
- Monitor and report on sales performance, providing insights and recommendations to senior management.
- Ensure compliance with all relevant regulations and company policies.
- To undertake any other duty and responsibilities as so instructed by the authorized personnel of the company from time to time.
- Collaborate with cross-functional teams including marketing, finance, and project management to align sales efforts with overall business objectives.
REQUIREMENTS:
What we're looking for
- Possess at least a Bachelor’s Degree in Marketing/Business or equivalent.
- Minimum 5 years of proven experience in property sales or property development, preferably in the property development within the sales management industry.
- Strong leadership and team management skills, with the ability to motivate and inspire a high-performing sales team.
- Excellent communication and negotiation skills, with the ability to build and maintain relationships with a diverse range of stakeholders.
- Proficient in data analysis and reporting, with the ability to make data-driven decisions.
- Thorough understanding of the property market, including current trends, regulations, and customer preferences.
- Proven track record of successfully achieving and exceeding sales targets.
- Proficient in written and spoken English, Bahasa Malay, and Mandarin to effectively communicate with especially Mandarin-speaking clients. Ability to communicate local dialects with all levels of stakeholders internally/externally would be an added advantage.
- Good interpersonal and negotiation skills is a must.
- Able to work under pressure.

- Demonstrated strong customer service skills, effectively addressing customer issues and controlling business impact.
