Project Team Leader

Job Purpose:

The Project Team Leader (PTL) is responsible for overseeing the successful delivery and achievement of all assigned projects and their deliverables. This includes managing development costs, timelines, construction, sales, profitability, and employee performance within the PTL’s portfolio.

Key Responsibilities:

Financial Management:

• Verify all financial aspects of property development and construction against the approved Annual Operating Plan (AOP).
• Develop and present development proposals (including strategies, feasibility, and program), business plans, financial plans, annual budgets, and other key documents for management approval.

Sales Target Achievement:

• Meet sales targets set for the business unit.
• Review and recommend sales packages, conceptual designs, and execute the overall marketing strategy to align with business plans, driving sales growth.

Project Progress and Revenue Growth:

• Monitor project progress against cash flow and expenditures to ensure planned revenue growth.
• Manage financial budgets for projects, including sales, profit & loss, approval of layout plans, asset purchases, and contract awards, all within the UEMS Discretionary Authority Limit (DAL).

Customer Service Experience:

• Ensure prompt resolution of customer complaints and maintain positive customer service interactions.
• Represent the company at public events with media exposure, helping to build and sustain a strong public presence, including CSR programs that promote community development.

Stakeholder Management:

• Foster strong relationships with internal and external stakeholders, including business partners, local authorities, government ministries, departments, and relevant agencies to ensure project approvals and proactive issue resolution.

People Development:

• Collaborate with the People Division to optimize workforce strength throughout the entire business cycle, from recruitment to development and discipline, ensuring high levels of commitment and focus on results.
• Provide leadership, coaching, and guidance to team members, helping them reach their full potential in alignment with the company’s goals.

Operational Effectiveness:

• Ensure operational effectiveness across the business unit, ensuring that approved business plans are executed on time by effectively coordinating multiple projects and efficiently utilizing resources.
• Ensure compliance with approved quality, safety, health, and environmental standards to meet customer expectations and fulfill regulatory requirements.

Minimum Qualifications & Competencies:

Formal Education:

• Bachelor’s Degree in Architecture, Civil Engineering, Building, Construction Management, Quantity Surveying, or a related discipline.

Work Experience:

• Total Work Experience: 11 to 15 years.
• Relevant Experience: 10 years, including 5 years in a managerial role, preferably within a property development company. Experience should cover residential (landed & stratified) and mixed-use developments, with full exposure to the entire Project Life Cycle.

4. Expertise in property development, including project cycle management, strategic master planning, feasibility studies, project management, cash flow, marketing, customer service, and authority liaison.
5. In-depth knowledge of the financial aspects of property development and construction.
6. Proficiency in project management software (e.g., Microsoft Project, Primavera) and Microsoft Office.
7. Strong interpersonal and communication skills to interact effectively with all parties.
8. Excellent analytical abilities, capable of processing, analyzing, and organizing data for informed decision-making.
