Job description

Job Responsibilities

Report to Project Director and Group General Manager. This role will be responsible for handling and monitoring Pre-Contract and Post Contract for projects that have been assigned by Superiors.

Must be able to lead and carry out feasibility studies independently and competently for mixed development by providing input during project planning and design phases to ensure cost-effective and feasible projects are undertaken by the company.

  1. Cost planning and control for project estimation of costs, the setting of an agreed budget, and management of actual and forecast costs against that budget from pre-development till completion.
  2. To prepare, check, and comment on the costing in the feasibility studies.
  3. To carry out measurement and taking off from drawings and prepare cost estimates.
  4. To spearhead the whole process of tendering exercise, involving:
    1. Vetting through documentation
    2. Invitation of tenders
    3. Closing of tenders, including the evaluation of tenders and preparation for award.
  5. To involve actively in the cost control of projects adopting value engineering for alternatives by liaising with relevant departments and consultants, ensuring submission of periodic financial statements, checking of variation claims, and final accounts.
  6. Contracts administration includes reporting on all contractual and financial matters encountered on all projects and attending Client Consultant/Project meetings when necessary.
  7. To prepare project budgetary control.
  8. To monitor and timely process the progress payment of Consultants, Sub-Contractors, and Suppliers with accuracy.
  9. To work closely with project teams, suppliers, sub-contractors, and consultants during the construction/implementation phase.
  10. Undertake other duties and responsibilities as instructed by superior.

Job Requirements

  1. At least Bachelor's Degree in Quantity Surveying or equivalent.
  2. Minimum of 7 years' experience in the construction industry and property development, ideally with involvement in all stages of a project's lifecycle, from pre-development, tendering to handover (Completed a whole project cycle).
  3. Be able to handle feasibility studies/report from zero comfortably and independently with accuracy and speed.
  4. Proficient with numbers, i.e., Cost planning and control and Project Financing.
  5. Solid technical knowledge in property development, construction, and contract administration.
  6. Good interpersonal, analytical, and organizational skills including the ability to work independently and results-orientated.
  7. Skillful in critical thinking, problem-solving, and attention to detail.
  8. Fluent in English and Bahasa Malaysia (written and spoken).
  9. Able to work under tight schedules to meet deadlines.
  10. An excellent verbal and written communication and interpersonal skills.

Remuneration

RM 10,000 - RM 17,000
