In This Role You Will
Tenancy and Leasing Management
Negotiations: Negotiate terms and conditions with potential tenants, ensuring compliance with legal requirements.
Renewals: Oversee renewal processes, ensuring that the terms are favorable and aligned with market conditions.
Tenant Screening: Evaluate potential tenants through background checks, financial assessments, and reference checks.
Administration: Manage documentation, record keeping, and ensure all terms are followed by both parties.
Rent Collection & Management: Oversee the collection of rent payments and manage any late payments or delinquencies.
Space Planning: Ensure that available spaces are appropriately marketed to attract suitable tenants.
Contract Management: Prepare and manage tenancy agreements and ensure the execution of all legal obligations.
Retail Management
Retail Performance Monitoring: Monitor the performance of retail tenants and analyze sales data to assess performance.
Retail Space Optimization: Ensure retail spaces are utilized to their maximum potential, including helping tenants design and optimize their stores.
Customer Service & Relations: Develop and maintain positive relationships with retail tenants, assisting with issues or concerns.
Marketing & Promotions: Plan and coordinate marketing efforts for the retail spaces to increase foot traffic and attract new tenants.
Retail Trends Analysis: Stay up to date with industry trends, customer preferences, and competition to ensure tenant offerings remain relevant.
Property & Facility Management
Maintenance Coordination: Ensure that all spaces are well-maintained, coordinating with maintenance teams for repairs and upkeep.
Compliance with Regulations: Ensure that properties are compliant with health and safety regulations, local laws, and property codes.
Property Inspections: Conduct regular inspections of spaces to ensure tenant compliance with lease terms (e.g., maintaining the space, handling damages).
Budgeting & Cost Control: Manage budgets for property maintenance, leasing activities, and tenant fit-outs.
Tenant Relations and Communication
Issue Solution: Handle any disputes or issues raised by tenants regarding property condition, lease terms or financial matters.
Regular Check-ins: Maintain ongoing communication with tenants to ensure satisfaction and address any concerns promptly.
Business Development & Strategy
Tenant Acquisition: Develop strategies for attracting new tenants and retaining existing ones, including researching and identifying potential leads.
Market Research: Conduct market research to understand tenant demands, local market conditions, and competition, adjusting strategies accordingly.
Financial Management & Reporting: Prepare financial reports, analyze lease income, and forecast future revenue. Ensure leasing targets and KPIs are met.
Lease Term Structure & Pricing Strategy: Determine optimal pricing and lease terms based on market research, location, and tenant demand.
Team Management
Leadership: Lead and manage a team of leasing and retail associates, ensuring they meet performance standards.
Training & Development: Provide training and professional development opportunities for the team to enhance their skills in leasing, retail management, and customer service.
Performance Evaluation: Regularly assess the performance of the teams to ensure goals and targets are being met.
Legal & Regulatory Compliance
Legal Documentation: Work with legal teams to ensure that all lease agreements and tenancy contracts are legally compliant.
Regulatory Compliance: Stay updated on changes in property and retail laws and regulations, ensuring that the business is always compliant.
Reporting and Analytics
Data Analysis: Analyze tenant performance data, lease trends, and market conditions to inform decision-making and reporting.
Reporting: Regularly report on relevant activities, occupancy rates, and financial and yield performance to senior management or stakeholders.

To ensure the integration of the ABMS requirements into the organisation's process.
To ensure that the ABMS is appropriately designed to achieve its objectives.
To direct and support personnel to contribute to the effectiveness of ABMS implementation.

You're A Great Fit If You Have
Bachelor Degree, Executive Diploma, Diploma or equivalent in fields related to Business Management, Real Estate, Valuation, Property Management, Finance & Accounting, Office Management and Administration.
Four (4) to five (5) years' experience in any one or combination of Property & Facility Management, Tenancy, Leasing and/or Retail Management, Finance, Business Development and/or Business Strategy.
Experience in Real Estate Investment Trust is an added advantage.
