Plan and monitor the implementation of marketing and sales activities towards achieving company’s sales targets within approved budget.

JOB RESPONSIBILITIES:

  1. Department Operation
    • Assist HOD in handling problems with regards to departmental work flow, handle new staff interview and recruitment, staff appraisal, claims & etc.
    • Prepare department correspondences, reports and sales and marketing related analysis.
    • Manage & update sales reports on a weekly and monthly basis.
    • Manage & handling developer sales system mainly the WIZ and/or MHub system.
    • Assist HOD in preparing pricing, Budget Plan, Feasi, projections, tracking of actual GDV and GDP and cost of marketing activities.
  2. Launching Preparation
    • Liaise with model makers ensuring the accuracy of construction and presentable state of the model.
    • Liaise with illustrators for the perspective drawing and/or 3D rendering of the product/s to be launched.
    • Liaise with Project Management Department for all relevant plans (pre-comp plans, contour plans, SPA plans, etc.).
    • Ensure all display materials are in position before the launching date.
    • Preparation of sales kit and all other marketing tools for the sales staffs.
    • Preparation of pricing proposal.
    • Mailing of invitation/direct mailers to all prospects before the targeted launch.
    • SPA construction/ Legal matters - liaise with SPA solicitors to ensure it is properly and accurately adopted.
  3. Research and Development
    • Assist HOD in monitoring competitor's activities and launches for reference in determining market driven products and pricing.
    • Monitor, compile and update Market Research.
    • Assist HOD in preparing Product Brief
    • Assist HOD in preparing Competitors Analysis
  4. Developer’s License and Advertising Permit
    • Compile and submit all relevant documents for the Ministry of Housing (MOH) for the application of new DL/AP, monitor expiry date and preparation and submission of all documents relating to the renewal of DL/AP.
    • Responsible for preparing/updating and submitting of 7F/ SPEM / NAPIC / REHDA.
  5. Advertising & Promotion
    • Liaise with advertising agencies to arrive at a concept and visual that will relate and convey the message of the product/s to be launched to the target audience and preparation of other promotional material i.e. brochures, posters, banners, buntings, billboards, press ads, etc.
    • Coordinate and execute all promotional activities such as exhibitions/road show/events and all relevant activities.
    • Ensure the availability of all promotional materials and obtain the best quotation based on jobs and within the approved budget.

AUTHORITY:

  • Local Council - in term of location approval/summons etc.
  • Counter sign all memos/documentations/SPA etc in absence of HOD.
  • Prepare & update monthly Marketing Strategy.
  • To recommend pricing strategy for new launches
  • To recommend pricing & product morphology for budget purposes

REQUIREMENTS:

  • Diploma/Degree in Business Studies/Administration/Marketing or related fields.
  • At least 9 - 15 years relevant working experience, preferably with good working knowledge of the marketing in property development industry.
  • Good Interpersonal, leadership, organizational and communication skills
  • Knowledge of the property related industry
