Mass Rapid Transit Corporation Sdn Bhd (MRT Corp) is looking for an enthusiastic and driven Manager, Retail Leasing, Commercial to join MRT Corp in Kuala Lumpur. In this role, you will be responsible to execute all aspects of leasing of the retail spaces and be involved proactively in all aspects of the Sales & Marketing. Also Responsible for leasing of all retail lots, kiosk, and activation managed by the Commercial Division. You will also ensure a high occupancy rate of the retail lots for existing rail lines and upcoming new rail line projects. Attending to leasing administration ensuring all tenants’ documents are submitted and in placed in an orderly manner and tenant’s liaison with respective departments ie. Tenancy Admin, AP and Operations.

Your Role:

Before Retail Lot Opening:

Work closely with the Sales & Marketing team on the planned Retail mix (trade and tenant mix) to achieve Company’s business plan objectives, including achievement of the Leasing budgets and timing for opening.

Assisting to source for suitable retailers according to the planned Retail mix. Maintain a database of retailers and their contact details.

Securing retailers for the retail lots and negotiating for competitive rentals and terms.

Attend all Sales & marketing related matters including issuing and preparing proposals, site visit, follow up on offer, evaluation process up to secured management approval.

Attend Sales & marketing enquiries via phone call, emails or walk in.

Coordinating with Retail operation, Fit – Out department on tenants’ technical requirements. Facilitate negotiations between Fit-Out team and tenant if there is a difference between tenant requirements and station provisions.

Collate tenant’s database and ensure tenant files and consolidated reports are properly maintained and follow-up with the tenant is done.

After Retail Lot Opening:

Monitoring of tenancy status for shop lots, kiosks and any lettable spaces (including promotion areas, advertising spaces)

Monitors tenancy expirations and conducts advance planning of tenancy renewals or terminations. Initiate and conduct negotiations for new tenancies and renewals.

Collate a waiting list of potential tenants and tabulate the database of potential tenants and their profiles. Make contacts and build relationships for future opportunities.

Keeping track of all tenancy documents including tenant’s SSM, CTOS, bank statement, audited report, and any other documents relevant to the tenant.

Conducting weekly site walkabout.

Building good relations with tenants. Handle all tenant complaints in a professional manner while protecting company interests.

Keep track of tenant’s submission sales turnover reports. Compile performance reports by category.

Liaising with A&P team on tenant’s promotional activities.

Your Profile:

Diploma or Degree in Property management, real Estate Management, Business Administration, Business Studies, marketing or equivalent combination of education, training, and experience in related industry.

Relevant minimum of 8 years of working experience in related fields preferably in management of retail malls/shopping centers and leasing activities.

Has knowledge and understanding of the retail market and the ability to conduct market research.

Good communication skills in verbal and written English.

Ability to plan and co-ordinate on all leasing activities, with an eye for details and possess good communication and presentation skills.

Ability to work independently within a fast-paced environment and to interact at ease with people of all levels.

Self-motivated and confident.

Ability to work under pressure and possess problem-solving skills.

Minimum CGPA 3.00 and above

MRT Corp has also been appointed as the Malaysian InfraCo for the Rapid Transit System (RTS) Link Project between Johor Bahru and Singapore. The full opening of the line is targeted to be on 31 December 2026.

MRT Corp also plans and designs future metro rail networks and strive to be the catalyst in urban socio-economic regeneration by way of inclusive metro rail transport system and development of transit-oriented communities.
