Job Description

1. Assist the Head of Department in formulating, developing, executing overall strategies/plans for acquisition, development & divestment of assets in Malaysia;
2. Initiate in sourcing, exploring and identifying suitable investment opportunities in real estate of various asset classes as mandated by the Board/Management;
3. Evaluate and structure real estate deals;
4. Model full life cycle financial analysis from acquisition through disposition;
5. Conduct financial analysis and feasibility studies entailing cash-flow analysis and yield projections for acquisition;
6. Lead and conduct due diligence process, including review of financial and operational assumptions, legal, technical and supporting the effort of originating and negotiation of debt financing;
7. Work closely with co-workers/external consultants to determine input for various disciplines such as asset management, tax, finance, legal, technical, etc. required for the preparation of investment proposals;
8. Develop and manage external relationships with investment bankers and lawyers;
9. Prepare recommendation reports for proposed acquisitions and involved in investment due diligence;
10. Conduct market research, information collection, collation and analysis of property market performance and prepare market report for company annual reports, quarterly results reporting and internal management updates;
11. Evaluate and structure real estate deals and capital funding through unit issuance or debt funding via bank;
12. Involve in dealing with investment banks, investors and analysts during roadshows for fund/capital raising;
13. Carry out post acquisition analysis;
14. Perform any other duties, which may be assigned/directed by the line of report from time to time.
