Job description

Job Purpose

  • This position is responsible for managing capital expenditure projects, asset repositioning, and implementing value-add initiatives to maximize returns. The individual will work closely with property managers, external contractors, and senior leadership to ensure that enhancements align with the investment goals, improving both operational efficiency and market competitiveness of the assets.

Job Responsibilities

  1. Asset Enhancement Strategy Development
    • Manage and optimize assets lifecycle strategies to ensure they serve the intended purpose efficiently and effectively.
    • Collaborate with senior management to develop and execute asset enhancement strategies.
    • Conduct regular property assessments to identify opportunities for improvements or repositioning that would increase asset value, rental income, or market competitiveness.
    • Work with internal and external experts to create and implement renovation plans that increase asset value or appeal to a broader tenant base.
    • Recommend and prioritize capital improvement projects based on market trends, property performance, and financial considerations.
  2. Capital Expenditure Planning and Management
    • Lead the development of Capex budgets for asset enhancement initiatives, ensuring alignment with the overall financial and investment strategy.
    • Manage the EPCC implementation of capital projects from planning through execution, ensuring that projects are completed on time, within budget, and meet quality standards.
    • Oversee contractors, vendors, and service providers to ensure that enhancement projects are carried out effectively and cost-efficiently.
    • Monitor capital expenditure spend and performance against the approved budgets and timelines.
    • Coordinate with property managers to ensure that property enhancements meet tenant expectations and do not disrupt operations.
    • Ensure effective communication between the asset enhancement team and other internal and external stakeholders.
  3. Financial Analysis and Reporting
    • Prepare detailed financial analysis, including return-on-investment (ROI) calculations, internal rate of return (IRR), and payback period for proposed capital projects.
    • Monitor the financial performance of enhanced assets to ensure that value-add initiatives deliver the expected returns.
    • Prepare regular reports on asset enhancement project progress, including financial performance and any variance to budget or timeline.
  4. Market Research and Analysis
    • Conduct market research to understand trends and emerging demands in the local real estate markets, such as tenant preferences, building standards, and economic conditions.
    • Recommend enhancements that will differentiate the assets in the marketplace.
    • Provide insights and data-driven recommendations to management for future acquisitions, dispositions, and asset repositioning.
  5. Sustainability and Regulatory Compliance
    • Incorporate sustainability and energy efficiency improvements into asset enhancement strategies, where applicable, to improve operational efficiency and reduce long-term operating costs.
    • Ensure all enhancement projects comply with local building codes, laws and regulatory requirements and environmental regulations.
  6. Engineering and Technical Advisory
    • Provide engineering and technical support to property managers on lifecycle management and best practices for operations and maintenance of assets.

Education & Professional Experience:

  • Bachelor’s degree in electrical/mechanical/building engineering.
  • Minimum 10 years of experience in asset management, property management, real estate development, or capital improvement projects.
  • Proven experience in managing large-scale renovation or repositioning projects, including budgeting, vendor management, and contractor oversight.
  • Professional qualifications such as professional/chartered engineer, PMP and certified FM are preferred.
  • In-depth knowledge of asset lifecycle management, building engineering design, statutory and regulatory compliance, standards and code of practices, market best practices, IT/OT, energy efficiency, sustainable design and green building practices.
  • Strong understanding of market trends, tenant needs, and the real estate development process.
  • Strong project management skills, with the ability to manage multiple asset enhancement projects simultaneously.
  • Excellent problem-solving and analytical skills.
  • Excellent financial analysis skills, with the ability to conduct ROI analysis, budget tracking, and performance evaluations.
  • Strong planning and organizational skills to manage and prioritize multiple tasks.
  • Strong communication and interpersonal skills.
  • Excellent communication and interpersonal skills, with the ability to work collaboratively with internal and external teams.
  • In-depth knowledge of real estate markets, including trends in property renovations, tenant preferences, and competitive positioning.
  • Strong negotiation skills and experience managing relationships with contractors, architects, and consultants.
  • Proficiency in property management and financial software (e.g., Yardi, MRI, Excel, or similar tools).
  • Familiarity with sustainability certifications (e.g., LEED, BREEAM) and green building standards. Experience in renewable energy is an added advantage.
