Maintenance Supervisor oversees the daily maintenance and repair operations of the hotel, ensuring that all facilities, equipment, and systems are operating safely and efficiently. This role involves supervising a team of maintenance staff, conducting inspections, troubleshooting issues, and coordinating repairs and preventive maintenance.
Key Responsibilities:
Team Supervision and Leadership
Supervise and provide guidance to the maintenance team, including assigning daily tasks, monitoring performance, and offering training and development.
Conduct daily briefings to communicate maintenance priorities and updates with the team.
Ensure team adherence to hotel policies, safety regulations, and quality standards.
Maintenance Operations
Oversee and perform routine inspections of hotel facilities, including guest rooms, public areas, and back-of-house spaces, to identify maintenance needs.
Plan and execute preventive maintenance schedules for HVAC, plumbing, electrical systems, and other critical equipment.
Coordinate and monitor repairs, both performed in-house and by external contractors, to ensure quality and timeliness.
Troubleshooting and Problem Solving
Diagnose and resolve maintenance issues promptly, including HVAC, plumbing, electrical, and carpentry problems.
Respond quickly to guest or staff requests related to maintenance and safety issues to ensure satisfaction and minimize inconvenience.
Implement quick, effective solutions for emergencies, such as power outages, plumbing leaks, or equipment failures.
Inventory and Budget Management
Manage and maintain inventory for tools, supplies, and parts required for maintenance operations.
Assist in budgeting for repairs, replacements, and upgrades to ensure cost-effective operations.
Monitor and report on maintenance expenses to ensure alignment with the hotel’s budget.
Health, Safety, and Compliance
Enforce compliance with health, safety, and environmental regulations to maintain a secure environment for guests and staff.
Conduct regular safety checks, including fire alarm systems, emergency lighting, and equipment inspections.
Document and report any safety hazards, and ensure corrective actions are taken.
Vendor and Contractor Coordination
Coordinate with vendors and contractors for outsourced repair and maintenance work.
Review and approve contractor work to ensure it meets hotel standards and regulatory compliance.
Manage contractor scheduling and follow-up on warranties for completed work.
Record Keeping and Reporting
Maintain accurate records of maintenance activities, including work orders, repairs, inspections, and inventory usage.
Prepare and submit reports on maintenance issues, resolutions, and budget usage to the Chief Engineer or General Manager.
Track and document maintenance KPIs to support ongoing improvements.
Qualifications:
Education: High school diploma or equivalent. Certification in electrical, HVAC, plumbing, or a related field is preferred.
Experience: Minimum of 3 years in a maintenance or engineering role within the hospitality or a similar industry, with at least 1 year in a supervisory capacity.
Skills:
Strong knowledge of mechanical, electrical, HVAC, plumbing, and general maintenance.
Leadership and team management skills.
Strong troubleshooting and problem-solving abilities.
Familiarity with hotel maintenance software and MS Office Suite.
Other Requirements: Ability to work flexible hours, including weekends, holidays, and on-call as needed.
