Job description

Job Responsibilities:

  1. Develop and implement comprehensive maintenance planning and schedules to ensure the business operation.
  2. Conduct regular inspections and assessments of branch facilities to identify maintenance needs.
  3. Prepare and manage maintenance budgets, to ensure that costs are aligned with the brand’s business.
  4. Implement and oversee preventive maintenance programs to minimize equipment breakdowns and downtime.
  5. Schedule regular maintenance tasks for daily running types of equipment, to prevent issues before they occur (Especially HVAC systems).
  6. Respond promptly to emergency maintenance requests and breakdowns, ensuring minimal disruption to branch operation.
  7. Coordinate with suppliers and contractors to arrange repairs and replacements as needed.
  8. Negotiate quotations/contracts with vendors and contractors to obtain favorable terms and pricing.
  9. Ensure all business operation premises are in compliance with all relevant safety regulations (e.g., OSHA).
  10. Search and screen suitable and qualified maintenance contractors according to the location of the branch.
  11. Select and manage vendors for maintenance services, ensuring the workmanship meets the quality and performance standards.
  12. Coordinate with landlords and the company’s senior management to address any facility-related issues.
  13. Oversee the maintenance and upkeep of building structures and common areas, including roofing, exterior spaces, parking lots, landscaping, and signage.
  14. Develop maintenance records of all maintenance activities, including inspections, repairs, and preventive maintenance tasks.
  15. Establish maintenance policies and procedures, including meeting or exceeding Occupational Safety and Health (OSHA) and other pertinent agency rules and requirements.
  16. Manage and ensure team members are well-trained and efficient, as well as evaluate team members’ performance.
  17. Ensure maintenance team develops maintenance schedules, follows up, and updates timely.

Job Requirements:

  1. Minimum 5 years of experience in maintenance management.
  2. Experience in F&B, Hotel, Spa industry business premises maintenance or in a multi-site environment.
  3. Possess relevant certifications, such as Certified Maintenance Manager (CMM).
  4. Knowledge of building systems, e.g., electrical, plumbing, HVAC, fire protection.
  5. Ability to diagnose and troubleshoot building systems problems effectively.
  6. Good leadership, planning, and problem-solving skills.
  7. Ability to identify problems, manage time effectively, and solve complex problems in a timely and effective manner.
