Maintenance Operations Lead

Job Summary:

The Maintenance Operations Lead is responsible for performing preventive and corrective maintenance tasks to ensure the proper functioning of air-conditioning units, appliances, and other essential facilities. This role involves servicing A/C units, performing minor A/C repairs, overseeing third-party appliance servicing, and assisting in general operational maintenance tasks as needed. The individual will play a key role in maintaining tenant satisfaction by ensuring facilities are well-maintained and fully operational.

Key Responsibilities:

A/C Maintenance

1. Conduct routine preventive maintenance on air-conditioning units.
2. Diagnose and troubleshoot A/C issues to perform minor repairs if necessary.
3. Coordinate with external vendors for major A/C servicing and repairs.

Appliance & Facility Maintenance

1. Conduct basic servicing of appliances such as washers, refrigerators, and door locks to ensure functionality.
2. Identify faulty appliances and escalate issues requiring vendor support.

General Maintenance & Operational Support

1. Respond to facility maintenance requests from tenants and internal teams.
2. Assist the operations team with tasks when time allows.
3. Maintain accurate service logs and documentation for maintenance activities.

Safety & Compliance

1. Adhere to company safety protocols when handling repairs and maintenance tasks.
2. Ensure compliance with building maintenance regulations and guidelines.
3. Maintain proper use of tools, equipment, and protective gear.

Qualifications and Skills:

1. Certificate, Diploma, or equivalent in Electrical, or Mechanical Maintenance.
2. Minimum 2-4 years of hands-on experience in A/C servicing, minor repairs, and general maintenance.
3. Experience in handling home appliances maintenance is an advantage.
4. Strong knowledge of air-conditioning systems and troubleshooting.
5. Basic electrical and plumbing repair skills.
6. Ability to diagnose and repair minor mechanical issues with appliances.
7. Knowledge of CMMS (Computerized Maintenance Management Systems) is a plus.
8. Ability to work independently and prioritize maintenance tasks.
9. Strong problem-solving and troubleshooting skills.
10. Good communication and teamwork skills.
