The Maintenance Operations Executive is responsible for carrying out day-to-day maintenance tasks, ensuring the proper servicing of air-conditioning units, conducting minor repairs, and overseeing the servicing of essential appliances such as washers, refrigerators, and door locks. This role plays a crucial part in maintaining a well-functioning and safe living environment for tenants while assisting in operational tasks when needed.
Key Responsibilities:
1. A/C Maintenance
Perform preventive and corrective maintenance for air-conditioning units.
Troubleshoot and resolve minor A/C issues to ensure optimal performance.
Coordinate with external vendors for major A/C repairs when necessary.
2. Appliance & Facility Maintenance
Inspect and oversee maintenance and repair of washers, refrigerators, and door locks to ensure functionality.
Perform minor repairs on mechanical, electrical, and plumbing issues within the property if necessary.
Identify faulty appliances and escalate complex issues to vendors or senior management.
3. General Maintenance & Operational Support
Respond promptly to maintenance requests and troubleshoot facility-related issues.
Assist in general facility maintenance, including light carpentry, painting, and minor plumbing work.
Support operations in ensuring tenant satisfaction through timely repairs and issue resolution.
Maintain an organized inventory of tools, spare parts, and maintenance supplies.
4. Safety & Compliance
Adhere to company safety protocols when handling repairs and maintenance tasks.
Ensure compliance with building maintenance regulations and guidelines.
Maintain proper use of tools, equipment, and protective gear.
Qualifications and Skills:
Certificate, Diploma, or equivalent in Electrical, Mechanical Maintenance, or a related field.
Minimum 1-3 years of experience in facility maintenance, A/C servicing, or general repairs.
Experience in residential or hospitality maintenance is an advantage.
Knowledge of A/C servicing, troubleshooting, and minor repairs.
Basic electrical and plumbing repair skills.
Strong problem-solving and troubleshooting skills.
Ability to work independently and as part of a team.
Good time management and attention to detail.
Strong communication skills for reporting maintenance issues.
