Knowledge and experience (minimum 3 years) in handling the following matters:

Sale and purchase transaction and loan documentation

• Preparing developer's sale and purchase agreements, drafting of deed of mutual covenants, developer's letter of undertaking to end-financier, developer's consent for sub-sale by end-purchasers.
• Drafting of sub-sale agreements
• Preparing and filing of CKHT 1 and CKHT 2
• Preparing and attending to adjudication and registration of land transfer, bank charge & discharge of charge, private caveat entry & withdrawal, TNB lease.
• Arranging for bio-metric registration of land transfer signatories; Preparing land office forms for state consent to transfer and sale to foreign purchaser.
• Drafting power of attorney and familiar with process for registration of power of attorney at High Court and land offices.
• Handled online e-stamping of sale and purchase agreements.
• Able to handle queries on sale and purchase and sub-sale transactions and liaise with external parties e.g., end-financier and purchasers' solicitors with minimal supervision.
• Liaising with land authorities to troubleshoot land related issues for example, land transfer, strata title roll searches.
• Preparing loan documents and supporting documents for example, board resolution authorising purchaser company to take a loan.

Tenancy Agreements

• Drafting of tenancy agreement for let of residential and commercial premises with minimal supervision.
• Attending to stamping of tenancy agreements.
• Drafting deed of assignment/novation of tenancy agreements.
• Drafting letters of demand relating to sale and purchase agreements.
• Exposed to and assisted in drafting of housing tribunal claims for defects.
• Exposed to and assisted in drafting of court documents for claim on outstanding rentals, service charges/breach of terms of tenancy agreement.
