Job description

Job Responsibilities

  1. Legal Advisory: Provide proactive legal advice to senior management and various departments on matters related to property development, construction contracts, real estate transactions, and regulatory compliance. Assess and advise on legal risks related to project development, land acquisitions, and construction operations. Interpret and keep the company informed of changes in local property and construction laws and regulations, and assess their impact on the business.
  2. Contract Management: Draft, review, and negotiate contracts such as construction agreements (FIDIC, PAM, etc.), joint venture agreements, land sale and purchase agreements, leases, consultancy agreements, and other agreements. Ensure that all agreements are legally sound and in the best interest of the company. Manage the standardization of contract templates and keep all contracts updated in accordance with the latest legal requirements.
  3. Regulatory Compliance: Ensure that all business activities comply with relevant laws, such as the Strata Titles Act, National Land Code, Building and Common Property Act, and environmental regulations. Liaise with regulatory authorities, consultants, and legal firms to handle compliance issues effectively. Manage and resolve disputes, including those related to construction defects, land use, contractor claims, and any other legal disputes. Oversee litigation and arbitration proceedings, liaising with external legal counsel as necessary. Represent the company in negotiations and mediations to achieve favorable outcomes. Develop and implement strategies to minimize legal risks and safeguard the company's interests. Conduct due diligence for property acquisitions, joint ventures, and other significant transactions. Assist in risk assessments and develop action plans to mitigate identified risks.
  4. Stakeholder Engagement: Act as a liaison between the company and external parties, including government authorities, contractors, and property buyers. Provide training and workshops to company staff on legal matters, ensuring an understanding of obligations and risk management strategies.
  5. General Legal Support: Assist in corporate governance and company secretarial work. Handle intellectual property matters related to construction projects and real estate. Support other legal matters as required by the company.

Requirements

  1. Candidate must possess at least a Bachelor's Degree, Professional Degree in Law or equivalent.
  2. Minimum 5 years’ working experience in the related field.
  3. Possess strong communication skills and be able to work independently, meticulously, and organized.
  4. Ability to meet deadlines, prioritize assignments, multi-task, and deal with highly confidential information.
  5. Good command of written and spoken English, Mandarin, and Bahasa Malaysia.
