Job description

Job Objective

Oversee the growth and profitability of the Real Estate & Property Development Division, ensuring efficient operations and strategic business development.

Key Responsibilities

Execute the standard duties of a General Manager, Head of Real Estate & Property Development, along with additional tasks assigned by the Management.

Primary Tasks

  1. Team Management: Lead a team to achieve business objectives related to revenue and profitability through setting goals, performance reviews, and monitoring via KPIs. Plan human resources for business expansion and foster a culture of teamwork, authority, responsibility, and accountability.
  2. Strategic Planning: Collaborate with the Chief Operating Officer to strategize, plan, monitor, and review the Business Plan during monthly meetings.
  3. Market Analysis: Continuously assess market and economic conditions to identify potential impacts on the business, taking appropriate actions to seize opportunities and mitigate losses through feasibility studies.
  4. Operations Compliance: Ensure business operations and processes comply with company policies and risk management protocols, verified by annual internal audits to prevent structural defects leading to losses.
  5. Approval Management: Secure and adhere to the necessary levels of management approvals for business plans, operations, decisions, and budgets.
  6. Communication: Provide relevant information and feedback to/from staff regarding company policies, business directions, and performance through monthly coordinated meetings.
  7. Vendor Oversight: Periodically review and monitor the performance of business vendors, consultants, and contractors to ensure quality and timely delivery of products and services.
  8. Financial Monitoring: Monitor monthly sales, construction progress, and collections to ensure adequate cash flow, working with the Finance department to secure necessary funding.
  9. Reporting: Prepare and review monthly, quarterly, and annual management reports on the business's position regarding sales, revenue, and profitability.
  10. Brand Building: Enhance the business's long-term prospects through effective product and project positioning, delivering high-quality and timely products and services, innovative product designs, efficient services, and premium pricing.

Qualifications And Experience

  • Bachelor's degree in Civil Engineering or relevant course.
  • Minimum of 10 years of experience, preferably in Property Development or Real Estate industries.
