Role Description
Strategic Leadership:
Assist the Group Managing Director/Executive Director with the strategic direction and operational excellence of the property development and management business.
Develop long-term business plans and oversee key projects, ensuring alignment with the company's growth objectives.
Lead the executive team, facilitating cross-departmental collaboration to deliver on strategic goals.
Evaluate the performance of business operations and functions for efficiency and implement strategies for improvement, including setting KPIs to improve the Group's business operations to achieve financial goals.
Operations and Project Management:
Oversee all aspects of property development, from land acquisition (if any) to market studies, project planning, to project execution, including construction timelines, sales, and marketing.
Ensure that project timelines, milestones, budgets, and quality standards are met.
Manage the property management team to ensure high standards in maintaining and operating assets under management.
Supervise tenant relations, property maintenance, and service levels across the portfolio.
Implement and drive financial strategies to maximize profitability and ensure effective cost management.
Oversee the preparation and execution of annual budgets, financial reports, and forecasts together with the Group MD/ED.
Ensure strong cash flow management and adherence to financial targets for development projects and management operations, working closely with the Group MD/ED.
Review and approve development feasibility studies, project appraisals, and financial models.
Business Development and Tenant Strategy:
Identify and pursue new business opportunities, including leasing opportunities, potential land acquisitions, joint ventures, or redevelopment projects.
Structure partnership deals for property development with potential joint venture partners, covering everything from commercial & legal terms to marketing strategies, including reviewing and finalizing agreements.
Develop and manage relationships with key stakeholders including tenants, government agencies, investors, and partners.
Craft tenant strategies, manage leasing, and curate tenant mixes to maximize the value of assets under management.
Risk and Compliance Management:
Ensure compliance with all regulatory requirements in property development and management.
Implement robust risk management strategies and monitor external risks such as market fluctuations and regulatory changes.
Oversee contract negotiations and agreements, ensuring favorable terms for the company.
Team Leadership: Building Internal Human Capabilities
Build and lead high-performing teams across departments, including but not limited to leasing, Building Management Services for the Group's properties, finance, and sales & marketing.
Provide mentorship, guidance, and professional development opportunities for senior management.
Foster a culture of excellence, accountability, and innovation.
Qualifications
Bachelor's or Master's degree in Property Development, Real Estate, Engineering, Business Management, or a related field.
Minimum 6+ years of experience in property development, construction/QS, and/or property management, with at least 3-5 years in a senior leadership role (COO, GM, VP or equivalent).
Proven track record of successfully managing large-scale real estate development projects and overseeing operational management.
Experience in financial modeling, project financing, and contract negotiation.
